Three readings. The plex gained 109% in ten years, less than the house (152%), because its price is held by rents and not by the buyer's emotion. Over five years, +46% for the plex against +44% for the house. It sells faster than the house (11 days against 12 days): investors are there, and in a hurry. In 2016, it took 67 days. The price fell in 2018, and the 2026 price is the highest of the series.
| Type (Sainte-Thérèse, Jan. to Sept. 2026) | Median price | Price per unit | Sales | Since 2016 | Since 2021 |

The duplex makes 39% of plex sales in Sainte-Thérèse and costs 4% more than the median house: it is the building of the first-time buyer who wants a rent to help with the mortgage. Going from the duplex to the triplex adds $205,500 (+30%), and the door goes from $338,500 to $294,167. The quadruplex is not published in Sainte-Thérèse: too few sales a year for a reliable median. The year-by-year detail is in duplex, triplex and quadruplex prices in Sainte-Thérèse since 2016.

A plex is worth what its leases allow you to pay, and the Sainte-Thérèse median says nothing about the leases of a particular building. At the median price, fully rented at market rent and financed at 80%, a plex rarely pays for itself in 2026: it is bought for the capital repaid by tenants, the appreciation and, often, the owner's own unit. Before offering, read the actual leases and their dates, the history at the Tribunal administratif du logement and the income proven by statements; the rents of leases signed in Sainte-Thérèse are in rent in Sainte-Thérèse. The checklist is in how to choose a good rental property and the owner's rules in the Quebec rental property owner's guide.
The median price is that of the middle sale: half of the plexes in Sainte-Thérèse sold for more, the other half for less. The average price, pulled up by large buildings, is always above it. The price per unit divides the type's median by its number of units: it compares buildings of different sizes, not units of the same floor area. A type is published from five sales a year over nine years or more.
