A plex is sold on a yield figure and lived on a set of rules. The Civil Code governs the lease, the Administrative Housing Tribunal governs how leases end, and the Canada Revenue Agency and Revenu Quebec govern what is left in your pocket.

In Quebec the residential lease is of public order on the essentials. A clause that contradicts the law does not become valid because someone signed it, and an owner who inherits a non-compliant practice genuinely inherits it. On the tax side the logic is symmetrical: what you deduct today is often recaptured at sale.
These rules have one thing in common. They are not discovered while managing a building, they are discovered while buying one. A lease carrying a void clause, a deposit that was never lawful, a dwelling occupied by a succession, a subdivision project the law has suspended: each of those is sold along with the building.
