What it changes for buying or selling a lot in the Eastern Townships

In the Eastern Townships, land followed the market: +185% in ten years, in line with the regions, with the same sales peak in 2021 and the same slowdown after. The median price of $185,000 hides two markets: serviced residential lots near cities, far more expensive, and farmland and woodlots far from services, far cheaper. A buyer therefore compares the lot they are eyeing with sales of the same type in the same area; a seller does the same before listing. How to read these figures

One price and one number of sales per year for Estrie as a whole, all municipalities combined. The number of sales is the reliability benchmark: 445 sales in 2026 and 605 in 2025 give a reliable median; under 20 sales, a few transactions move it. Centris's Land category groups residential lots, woodlots and farmland sold through a broker, of every size: the median says where the middle of what sold sits, not the price per square foot. Lots sold without a broker, between neighbours or in bulk by developers, are not in Centris: the statistic describes the brokered market, not every transfer.
