Across the 50 cities tracked in 2026 (Jan. to Sep.), the median house sells for $610,000 (median of cities, against $261,000 in 2016, +124%), in 13 days, with 3.3 months of inventory and at 99% of asking; 21% of ended listings expire. 38 cities are in a seller's market, 30 sell in two weeks or less, 9 still sell above asking, and the price doubled in 42. The most expensive: Westmount, Saint-Lambert, Beaconsfield; the fastest: Quebec City, Lévis, Beloeil; the tightest inventories: Beloeil, Quebec City, Rimouski; the most over asking: Quebec City, Beloeil, Lévis; the fewest unsold: Sept-Îles, Beloeil, Val-d'Or. Quebec in 2026 is a seller's market almost everywhere (38 of 50 cities under four months of inventory) but without the 2021 bidding wars: only 9 cities sell above asking at the median, and 21% of ended listings expire, a sign that prices listed too high no longer get through. The most expensive cities (Westmount, Saint-Lambert, Beaconsfield) are also among the slowest; the fastest (Quebec City, Lévis, Beloeil) and the tightest inventories (Beloeil, Quebec City, Rimouski) are in the mid-sized cities that stayed affordable, where the rise since 2016 is also the strongest (Trois-Rivières, Magog, Saint-Jérôme). The price doubled in 42 of 50 cities.
All figures come from the Statistics module of Centris (Matrix), whole municipality, Single-family category, same settings for the 50 cities. Prices, days and ratios are medians; sales are totals. 2026 covers January to September; sales are those of 2025, the last full year. The rank on each indicator, in each city's page, runs from 1 (the most expensive, the fastest, the tightest, the most over asking, the fewest unsold) to 50. The market thresholds (seller under 4 months, buyer above 6) are ours, explained in buyer or seller market by city.
The pages aggregate our ten-year series, harvested between September 16 and October 2, 2026: home prices, appreciation, condo prices, home sales, volume, days on market, inventory, over asking, expired, average price and condo to house. Only aggregates are published. All our series are gathered in Quebec real estate statistics.
Because a weighted average would be that of Montreal, Laval and Quebec City, which make up more than a third of sales. The median of cities gives each municipality the same weight: it is the typical city, not the total market. Totals by city are in sales volume by city.
