A 150% gain over ten years does not say one city is "better" than another: it says where it started. Cities that started low (Trois-Rivières, Magog, Saint-Jérôme, Drummondville) caught up with the suburbs; expensive cities (Westmount, Beaconsfield, Kirkland) rose less in percentage but far more in dollars. Days to sell and the ratio describe the market this month: under 15 days and at 100% or more, buyers compete for homes; above 40 days and under 97%, they negotiate. Each city page details the three categories and the last 12 months.
Our other data series, all built from Centris listings:
Each series is recalculated from the past twelve months of actual sales or leases, city by city, aggregates only.
Every series comes from the Statistics module of Centris (Matrix), queried on September 16, 2026 with the same settings for all 50 cities: Single-family, Condominium or 2-to-5-unit Income property category, whole municipality (boroughs or sectors grouped for Montreal, Quebec City, Laval, Longueuil, Gatineau, Lévis, Sherbrooke, Saguenay, Terrebonne, Repentigny), median sale price by year over ten years, then median days to sell, sold-to-asking ratio, active listings and new listings by month over 12 months. Only aggregates are published. For the long view, read real estate versus inflation over 20 years.
The APCIQ publishes data by metropolitan area or agglomeration, often as moving averages; here, each line is one specific municipality, as an annual median, taken directly from Centris. Both are right; they do not measure the same perimeter.
We add cities every month. A broker from the team can pull the same statistics for any municipality or neighbourhood in Quebec.
