In Lanaudière, land followed the market: +118% in ten years, in line with the regions, with the same sales peak in 2021 and the same slowdown after. The median price of $95,000 hides two markets: serviced residential lots near cities, far more expensive, and farmland and woodlots far from services, far cheaper. A buyer therefore compares the lot they are eyeing with sales of the same type in the same area; a seller does the same before listing. The region's cities with their own page: Terrebonne.
What this page measures: the price at which the middle lot of the Centris market sells, year by year, and how many sell. What it does not measure: the price per square foot, the median area, the share of serviced lots, or lots sold outside brokerage. Centris's Land category groups residential lots, woodlots and farmland sold through a broker, of every size: the median says where the middle of what sold sits, not the price per square foot. For a construction project, the lot is only one item: servicing, the soil study, the permit and the construction itself are others, and a broker from the team can put the total against the price of new houses in the area.

The median lot rose +118% in ten years in Lanaudière, against +118% in median across regions. Most of the increase came with the 2020-2021 buying wave (927 sales in 2021), which emptied the stock of ready-to-build lots.
The two markets are not in the same series: the lot is Centris's Land category, of every size, the house is the single-family. In the 15 cities where both series exist, the median lot is worth 45% of the median house in 2026. Building new costs that lot plus construction; the comparison is made with recent houses in the area.
