Laval in numbers for August 2026 from official APCIQ data: prices, days on market, supply, six sub-sectors, and what it changes if you are selling or buying.
In August 2026 Laval posted the strongest single-family price increase in Greater Montreal, $642,750 (+7 % year over year), but lost the crown for the shortest days on market it had taken in July: 40 days in August against 27 in July. Condos sold for $449,000, the priciest of the suburban rings. The Laval market still favours sellers in every price range (under 4.1 months of inventory below $930,000), but downtown Laval is piling up unsold condos (close to 400 active listings in Q2) and Sainte-Dorothée condos wait 93 days.

Laval is August's paradox. On one side, the strongest annual single-family price rise in the whole metropolitan area (+7 %, when the CMA did +2.8 %). On the other, days on market going from 27 to 40 in a single month, the biggest loss of speed among the five broad sectors. Likely explanation: well-located, well-prepared homes keep selling fast and dear, while new supply takes longer to find a buyer. The median rises because what sells is better quality; days lengthen because the rest waits.
In Q2, downtown Laval condos (Chomedey, Laval-des-Rapides, Pont-Viau) already counted 397 active listings, close to two listings per quarterly sale, with a flat median ($420,000, 0 %). That is the segment to negotiate in Laval this fall.

Three readings. Fabreville sells in 24 days at $547,500, Laval's fastest and most affordable entry point. Sainte-Dorothée is the high end ($775,500) but its condos wait 93 days. Duvernay ($735,000, +5 %) and Sainte-Rose ($649,500, 27 days) remain the family favourites. See Laval vs the South Shore.

Every Laval range favoured the seller in Q2, including the high end (7.6 months above $930,000, still classed as seller by the APCIQ because of the small number of sales). The move to 40 days in August suggests these numbers are loosening: update at the Q3 barometer.
According to the APCIQ monthly statistics released September 4, 2026, the Montreal metropolitan area recorded 2,853 residential sales in August, down 13 % year over year and a sixth consecutive monthly decline. Active listings climbed to 20,128 (+18 %), with 5,874 new listings (+7 %). Median prices are holding: $650,000 for a single-family home (+2.8 %, 42 days), $437,250 for a condo (+3.6 %, 62 days) and $856,000 for a plex (+1.7 %, 52 days).
