Living in Châteauguay: the 2026 neighbourhood guide

Living on the South Shore · Châteauguay · 2026 neighbourhood guide

The town of the river and Île Saint-Bernard, one bridge from Montreal, with the western South Shore's cheapest house: what it offers, what it costs, and who it is for.

Châteauguay is the south-west shore's town, between the Châteauguay River, Lac Saint-Louis and Île Saint-Bernard, a wildlife refuge at the end of town: Old Châteauguay and its rue Salaberry, neighbourhoods of 1960s-to-1990s bungalows and cottages, the Anna-Laberge hospital, and the Mercier Bridge to LaSalle and Montreal. In Q2 2026 the single-family home sold there for $525,000 (flat year over year, +43 % in five years) in 36 days, with 302 active listings, the largest choice on the western South Shore; the condo for $400,000 (+11 %) in 30 days. Seller's market below $790,000, buyer's above. A bilingual, family town, where our listing at 2 rue Duranceau is.

The character of Châteauguay

Châteauguay is a post-war town that grew along the river and Route 132: Old Châteauguay, around the church and rue Salaberry, keeps the old houses and the neighbourhood life; the centre, between the river and boulevard Saint-Jean-Baptiste, lines up the 1960s-to-1980s bungalows and cottages that make the volume; the west, toward Léry and Mercier, and the north, toward the lake, offer the newer streets and the waterfront properties. Île Saint-Bernard, a wildlife refuge with trails and a beach, and Parc de la Commune on the river are the large spaces. The town is bilingual, with a historic anglophone community, and draws West Island families who cross the Mercier Bridge for a $525,000 house.

The neighbourhoods, and what sets them apart

The riverfront and the Île Saint-Bernard sector, to the north, line up the waterfront and most sought-after houses, above the median. Old Châteauguay and the centre offer the 1960s and 1970s bungalows at the median, often to renovate: the first-time buyers' market; our listing at 2 rue Duranceau is one example. The south and west, toward Route 138 and Mercier, offer the newer 1990s-to-2010s houses and the condos, at or above the median. The commercial strip of boulevard Saint-Jean-Baptiste and the 132 separates the two.

Getting around

The Châteauguay bus terminus (exo Sud-Ouest) links the town to the Angrignon terminus and the metro; local buses serve the centre. The Mercier Bridge leads to LaSalle and Highway 20, Route 132 to Candiac and Highway 30, Route 138 toward Mercier and the United States. The car is the norm, and the Mercier Bridge, often under repair, is the daily variable.

Parks, leisure and shops

Île Saint-Bernard (wildlife refuge, trails, beach, manor), Parc de la Commune and the Châteauguay riverbanks are the large spaces; the nautical centre, the Vanier cultural centre, the arenas and the pool complete the offer. Shops are on boulevard Saint-Jean-Baptiste, Route 132 and in Old Châteauguay; the Carrefour Angrignon is one bridge away.

Schools, health and services

The town falls under the Centre de services scolaire des Grandes-Seigneuries and the New Frontiers School Board, with high schools in both networks. The Anna-Laberge hospital is western Montérégie's hospital. Library, cultural centre, arenas, pool and nautical centre.

Montreal's South Shore remains a seller's market in most of its sectors; the monthly picture is in the South Shore August 2026 report, and prices city by city in home prices by city on the South Shore.

Who Châteauguay is for, and who it is not for

For families who want a house with a lot under $550,000, the river, Île Saint-Bernard and a bridge to Montreal; for West Island anglophones who cross over. Less so for those working on the eastern South Shore or in Laval: Châteauguay looks toward LaSalle and Candiac, and the Mercier Bridge rules.

See living in Saint-Constant, Delson and Sainte-Catherine, the neighbours to the east, and living in LaSalle, across the bridge.
