Living in Saint-Constant, Delson and Sainte-Catherine: the 2026 neighbourhood guide

Living on the South Shore · Saint-Constant, Delson and Sainte-Catherine · 2026 neighbourhood guide

Three towns, three stations and a train museum: the south-west of the South Shore, what it offers, what it costs, and who it is for.

Saint-Constant, Delson and Sainte-Catherine form the south-west of the South Shore, between Candiac and Châteauguay: three suburban towns along Route 132 and the exo Candiac line (Saint-Constant, Delson and Sainte-Catherine stations), with Exporail, the railway museum, the Récré-O-Parc and the Seaway locks in Sainte-Catherine, and neighbourhoods of 1970s-to-2020s houses. In Q2 2026 the single-family home sold there for $620,000 (+5 % year over year, +42 % in five years) in 38 days, with 208 active listings; the condo for $395,000 (+8 %, +56 % in five years) in 31 days. Seller's market below $910,000, balanced above. Family, francophone towns, one train from downtown.

The character of Saint-Constant, Delson and Sainte-Catherine

Saint-Constant is the largest of the three: an old village around the church and rue Saint-Pierre, neighbourhoods of 1970s-to-1990s bungalows and cottages, then recent developments toward Highway 30, and Exporail, the Canadian railway museum. Delson, the smallest, is a former railway village turned calm residential neighbourhood around its station. Sainte-Catherine, on the St. Lawrence, has the Récré-O-Parc and its beach, the Seaway locks, streets of 1960s-to-2000s houses and recent condos near the 132. All three share the Candiac train line, Route 132 and Highway 30, and a population of young families.

The neighbourhoods, and what sets them apart

In Saint-Constant, the old village and the streets near the station sit at the median; the recent neighbourhoods toward the 30 (2000s to 2020s) are above, with the largest houses; the 1970s bungalows are the entry level. Delson offers the sector's calmest and most affordable houses, below the median. Sainte-Catherine mixes the 1960s streets near the river, at the median, and the recent condos near the 132, where most of the condo supply is. The good deals of 2026: houses above $910,000 (balanced market) and Delson bungalows to renovate.

Getting around

The exo Candiac line stops at Saint-Constant, Delson and Sainte-Catherine stations, with Central Station at the end; exo Le Richelain buses reach the Panama terminus in Brossard and the REM. Route 132 crosses the three towns; Highway 30 leads to Candiac, Brossard and Highway 10, or toward Vaudreuil; the Mercier Bridge is in Châteauguay. The car is the norm, the train the alternative for downtown.

Parks, leisure and shops

Sainte-Catherine's Récré-O-Parc (beach, trails, views of the locks and the river) and Exporail in Saint-Constant are the two landmarks; neighbourhood parks, arenas, the pool and Saint-Constant's municipal centre complete the offer. Shops are on Route 132 and boulevard Monchamp; Quartier DIX30 is a few kilometres away via the 30.

Schools, health and services

The three towns fall under the Centre de services scolaire des Grandes-Seigneuries and the New Frontiers School Board. The Anna-Laberge hospital (Châteauguay) is the sector's hospital; the Kateri CLSC serves the three towns. Libraries, arenas, pools and community centres.

Who Saint-Constant, Delson and Sainte-Catherine is for, and who it is not for

For families who want a suburban house with a lot, a station on foot and the river, at a price below Candiac and La Prairie; for those working downtown by train or in Brossard via the 30. Less so for those seeking a dense town or a lively old village: these are three calm, family suburbs lived by car and train.
