Living in LaSalle: the 2026 neighbourhood guide

Living in Montreal · LaSalle · 2026 neighbourhood guide

The river, the rapids and a metro at the door for the price of a suburb: LaSalle, neighbourhood by neighbourhood, with the numbers.

LaSalle is the southwest borough bordered by the St. Lawrence and the Lachine Rapids: a Parc des Rapides where you watch herons, a bike path along the whole shore, and behind it, streets of bungalows and duplexes from the 1950s to 1970s, condo towers on boulevard LaSalle and a shopping centre on Newman. The QPAREB groups it with Lachine: in Q2 2026 the single-family home sold there for $730,000 (+1 % year over year, +26 % in five years) in 42 days, the condo for $420,000 (-7 %) in 53 days, with 310 active condo listings. Seller's market below $640,000, buyer's above. Angrignon metro (green line terminus) and the exo LaSalle station.

The character of LaSalle

LaSalle is a former suburban city, now merged, that kept its layout: wide boulevards (Newman, LaSalle, Dollard, Shevchenko), residential streets of brick bungalows and duplexes from the 1950s to 1970s, denser housing and condo complexes near the river, and the Carrefour Angrignon as its shopping centre. Its shore is its asset: the Parc des Rapides, on the Lachine Rapids, the riverside park and the continuous bike path to Verdun on one side and Lachine on the other. The Village des Rapides and Old LaSalle, near the old Fleming mill, keep the oldest houses. The population is family-oriented and multicultural, with sizeable Italian, South Asian and Chinese communities.

The neighbourhoods, and what sets them apart

The waterfront, along boulevard LaSalle, lines up the towers and condos with views of the rapids, the priciest per square foot. The centre, around Newman and the Carrefour Angrignon, concentrates shops and more affordable housing. The Highlands and Cavelier sector, to the west, and the Riverside sector, to the east toward Verdun, offer the family bungalows and duplexes. Near Angrignon metro and Parc Angrignon, the recent condos sell fastest.

Getting around

Angrignon station, the green line terminus, is at the borough's northeast limit, with its bus terminus; the LaSalle station of the exo Candiac line serves the centre. Buses on Newman, LaSalle, Dollard and Shevchenko complete the network. Highway 20, the Turcot interchange and the Mercier Bridge (to the South Shore) are a few minutes away by car, which makes LaSalle a practical borough for anyone working on either side of the river.

Parks, leisure and shops

The Parc des Rapides (birdwatching, Lachine Rapids) and the riverside path are LaSalle's signature; Parc Angrignon, at the limit, is one of the island's large parks; Parc Riverside and Parc Leroux complete the offer, with the Aquadôme as aquatic centre. The Carrefour Angrignon and boulevard Newman concentrate the shops; rue Lapierre and boulevard LaSalle have the neighbourhood businesses.

Schools, health and services

The borough falls under the Centre de services scolaire Marguerite-Bourgeoys and the Lester B. Pearson School Board; Cégep André-Laurendeau is in LaSalle. Hôpital de LaSalle is on site; Hôpital de Verdun is next door. L'Octogone library, Aquadôme, arenas and sports centre.

The real estate market in LaSalle in 2026

The QPAREB's Lachine/LaSalle sector is a two-speed market: the single-family home ($730,000, +1 % year over year, +26 % in five years) sells in 42 days with only 120 active listings, a seller's market; the condo ($420,000, -7 % year over year) sells in 53 days with 310 listings, and the market tips toward the buyer above $640,000 (15.9 months of inventory), where the waterfront towers are. Between $320,000 and $640,000, the market stays with the seller at 6 to 7 months of inventory.

In August 2026 the island of Montreal sold single-family homes for $820,000 (+2 %) in 57 days and condos for $475,000, with record listings downtown; the monthly picture is in the island's August 2026 report and the Montreal condo market.

Who LaSalle is for, and who it is not for

For families who want a house or a duplex under $750,000 with the river, a metro and the highways; for a condo buyer looking for a view and choice (310 listings). Less so for those who want a neighbourhood shopping street on foot or old-world charm: LaSalle is functional and vast, at the scale of the car.

Frequently asked questions

How much does a condo cost in LaSalle?

The sector's median condo was $420,000 in Q2 2026 (-7 % year over year, 19 % in five years), sold in 53 days according to the APCIQ. The actual price depends on the building, the floor and the condition.

And a house or a plex?

The median single-family home was $730,000 in Q2 2026 (1% year over year), in 42 days. Plexes (2 to 5 units) make up a large share of the housing stock; their price is documented on closed sales on the street, not on a borough average.

Are LaSalle's waterfront condos a good buy in 2026?

Above $640,000 the market belongs to the buyer (15.9 months of inventory): the view is negotiable. Below $640,000 the seller keeps the upper hand. In both cases you buy the building (reserve fund, share of tenants) as much as the view.
