Living in Montreal · Hochelaga-Maisonneuve and Mercier · 2026 neighbourhood guide
The east-end neighbourhood where you can still buy a house under $700,000 ten stations from downtown: what it offers, what it costs, and who it suits.
Mercier–Hochelaga-Maisonneuve is the borough of the island's east where a house still sells under $700,000: $627,750 median in Q2 2026 (-1 %, +22 % in five years), sold in 32 days, and a condo at $428,250 (+3 %) in 37 days. Hochelaga-Maisonneuve, around Maisonneuve Market, Promenade Ontario and the Olympic Park, is the changing plex neighbourhood; Mercier, to the east, lines up streets of duplexes and houses from the 1950s to 1970s up to Honoré-Beaugrand. Eight green-line stations (Pie-IX, Viau, Joliette, Préfontaine, Cadillac, Langelier, Radisson, Honoré-Beaugrand) connect it downtown. Seller's market in every range.
Hochelaga-Maisonneuve is a former working-class neighbourhood that became, in fifteen years, one of the east's most dynamic plex sectors: Promenade Ontario and rue Sainte-Catherine East regained their shops, Maisonneuve Market and its park form a village heart, and the Olympic Park (Stadium, Biodôme, Planetarium, the Botanical Garden across the street) dominates the landscape. Mercier, farther east, is a residential neighbourhood of duplexes, bungalows and cottages from the 1950s to 1970s, with quiet streets, parks and direct access to Honoré-Beaugrand metro and the bridge-tunnel to the South Shore. In between, the Louis-Riel sector and the edges of boulevard Pie-IX keep some of the island's lowest entry prices.
Hochelaga (west of Pie-IX, between Sherbrooke and the port) is the densest and most in transition, with renovated plexes and condos; Maisonneuve, around the market and Parc Morgan, is the most elegant; Mercier-Ouest (Viau to Cadillac) and Mercier-Est (to Honoré-Beaugrand and Pointe-aux-Trembles) are the house neighbourhoods, calmer and more family-oriented, with the shortest delays. The area near the Olympic Park attracts condo buyers who want the metro and the Botanical Garden on foot.
The green line serves the borough west to east at Pie-IX, Viau, Joliette, Préfontaine, Cadillac, Langelier, Radisson and Honoré-Beaugrand; the Radisson terminus links the South Shore through the Louis-Hippolyte-La Fontaine bridge-tunnel. Buses on Pie-IX (BRT), Sherbrooke East and Notre-Dame complete it. Highway 25 and rue Notre-Dame give access downtown and to the South Shore.
The Olympic Park (Stadium, Biodôme, Planetarium), the Botanical Garden and Parc Maisonneuve form the east's largest leisure complex; Parc Morgan, Parc Champêtre and Mercier's riverside parks complete it, with the Bellerive promenade along the river. Promenade Ontario, rue Sainte-Catherine East, Maisonneuve Market and rue Hochelaga concentrate the shops.
The borough falls under the Centre de services scolaire de Montréal and the English Montreal School Board; Cégep de Maisonneuve is in the neighbourhood. Hôpital Maisonneuve-Rosemont is next door to the north; Hôpital Santa Cabrini serves Mercier. Libraries, pools, arenas and the Pierre-Charbonneau Centre at the Olympic Park.
It is the island neighbourhood where the single-family home stays most accessible after Montréal-Nord: $627,750 median in Q2 2026, stable year over year (-1 %), up 22 % in five years, sold in 32 days. Condos ($428,250, +3 %, +23 % in five years) sell in 37 days with 296 active listings. Every range favours sellers, with 3.1 to 4.9 months of inventory: a healthy market, neither overheated nor in surplus.

The balance of power by price range (four months of inventory separates a seller's market from a balanced one; beyond eight, the buyer leads):
| Price range (condo, 12 months to Q2 2026) | Months of inventory | Market |
|---|---|---|
| < 210K | 4.7 months | Seller |
| 210K - 320K | 4.9 months | Seller |

In August 2026 the island of Montreal sold single-family homes for $820,000 (+2 %) in 57 days and condos for $475,000, with record listings downtown; the monthly picture is in the island's August 2026 report and the Montreal condo market.
For those who want a house or a plex on the island under $700,000, the metro on foot and the Olympic Park as a backyard; for first-time buyers aiming east rather than the South Shore. Less so for those seeking fully renovated streets or nightlife: Hochelaga is still changing, and Mercier is residential and calm.

The sector's median condo was $428,250 in Q2 2026 (3% year over year, 23 % in five years), sold in 37 days according to the APCIQ. The actual price depends on the building, the floor and the condition.
The median single-family home was $627,750 in Q2 2026 (-1 % year over year), in 32 days. Plexes (2 to 5 units) make up a large share of the housing stock; their price is documented on closed sales on the street, not on a borough average.
It is one of the island's best entry points: house at $627,750 median, condo at $428,250, metro on foot, Olympic Park and Maisonneuve Market. The neighbourhood is still changing, which is precisely what drives value up (+22 % in five years).
