Living in Mascouche: the 2026 neighbourhood guide

Living on the North Shore · Mascouche · 2026 neighbourhood guide

The city of new houses and the train, at the end of Highway 25: what it offers, what it costs, and who it is for.

Mascouche is the North Shore city that grew most with Highway 25: whole neighbourhoods of 2000s-to-2020s houses around Mascouche station, the exo line's terminus, montée Masson and the 25-640 interchange, with Old Mascouche and its old houses at the centre and a farm belt to the north. In Q2 2026 the single-family home sold there for $615,000 (+7 % year over year, +54 % in five years) in 23 days, the North Shore's shortest delay; the condo for $362,250 (+4 %, +50 % in five years) in 31 days. Seller's market in every range. It is the city of young families who work in Laval or Montreal and want a recent house under $650,000.

The character of Mascouche

Mascouche was a farming village until the 1990s; Highway 25, then the Mascouche train in 2014, made it one of the region's youngest cities. Old Mascouche, around the church and chemin Sainte-Marie, keeps the old houses and the Domaine seigneurial, a large heritage park. Around it, the 1980s-to-2000s residential sectors along montée Masson and chemin des Anglais, then the recent 2005-to-2020 neighbourhoods near the station and Highway 640, with two-storey houses, semi-detached and townhouses. Grand-Coteau park and its trails are the large green space. Mascouche is francophone, family-oriented, and one of the fastest cities in the Quebec market.

The neighbourhoods, and what sets them apart

Old Mascouche and the Domaine seigneurial are the character sector, above the median for renovated old houses. The station and 25-640 interchange neighbourhoods line up the recent 2005-to-2020 houses that make the volume, at or above the median, and most of the condos (townhouses). The 1980s and 1990s sectors along montée Masson offer bungalows and cottages below the median, sought by first-time buyers. The farming north keeps country houses on large lots.

Getting around

Mascouche station is the terminus of the exo Mascouche line to Central Station; exo Terrebonne-Mascouche buses reach Montmorency metro in Laval. Highway 25 (Olivier-Charbonneau bridge, tolled) leads to Laval and eastern Montreal; Highway 640 crosses the North Shore toward Terrebonne and Boisbriand. The car is the norm for daily life, the train for downtown.

Parks, leisure and shops

Grand-Coteau park (trails, cross-country skiing, sledding) and the Domaine seigneurial are the large spaces; neighbourhood parks, the aquatic complex and the arenas complete the offer. Shops are on montée Masson, chemin Sainte-Marie and near the 25-640 interchange; Old Terrebonne, next door, offers the restaurants.

Schools, health and services

The city falls under the Centre de services scolaire des Affluents and the Sir Wilfrid Laurier School Board; the Cégep régional de Lanaudière is in Terrebonne. The Pierre-Le Gardeur hospital (Terrebonne) is the sector's hospital; the Mascouche CLSC is on site. Library, aquatic complex, arenas and community centre.

Who Mascouche is for, and who it is not for

For young families who want a recent house under $650,000, the train and Highway 25, in a city that built everything since 2000; for those working in Laval or Montreal East. Less so for those seeking character, dense village life or choice: Mascouche is new, fast, and you must offer within 48 hours.

Frequently asked questions

How much does a house cost in Mascouche?

The median single-family home was $615,000 in Q2 2026 (7% year over year, 54 % in five years), sold in 23 days according to the QPAREB, with 109 active listings. The actual price depends on the street, the lot, the year built and the condition.

And a condo?

The sector's median condo was $362,250 in Q2 2026 (4% year over year, 50 % in five years), sold in 31 days, with 94 active listings. On the North Shore, a condo is often a townhouse or a semi-detached under co-ownership, not only an apartment.

Why does Mascouche sell so fast?

Because supply is thin (109 houses active) and demand from young families for a recent house near the train and the 25 does not weaken: 23 days on market means an offer the first weekend, often in competition.
