Living on the North Shore · Repentigny · 2026 neighbourhood guide
The St. Lawrence, the river and Highway 40: what Repentigny offers, what it costs, and who it is for.
Repentigny is the North Shore city on the St. Lawrence: a riverfront promenade, the L'Assomption river crossing it, Old Repentigny and its church, Le Gardeur to the east, newer and more family-oriented, and Highway 40 linking it to Montreal in a straight line. In Q2 2026 the single-family home sold there for $580,000 (+2 % year over year, +45 % in five years) in 25 days, with 191 active listings; the condo for $334,200 (flat, +46 % in five years) in 44 days, the cheapest condo among the North Shore's large cities. Seller's market in every range. Repentigny station (Mascouche train) and buses to Radisson metro make it the North Shore city most oriented toward eastern Montreal; our listing at 462 rue de Lisbonne is there.
Repentigny grew along the St. Lawrence and the L'Assomption river: Old Repentigny, around the church and rue Notre-Dame, with its old houses and its promenade; the 1960s-to-1980s neighbourhoods between the river and Highway 40, bungalows and cottages on tree-lined streets, which make up most of the city; and Le Gardeur, a former city merged to the east, newer, with 1990s-to-2020s houses and family streets. The Diane-Dufresne art centre, Île-Lebel park on the St. Lawrence and the riverside bike path give Repentigny a cultural and waterfront life few suburbs offer. The city is francophone, family-oriented, and one of the region's most stable.
The St. Lawrence waterfront (rue Notre-Dame, Île-Lebel, Old Repentigny) and the L'Assomption riverbanks are the character sectors, above the median, with waterfront properties. Central Repentigny, between the river and the 40 (Iberville, Valmont, Brien), lines up the 1960s-to-1980s bungalows and cottages that make the volume, at the median; our listing at 462 rue de Lisbonne is one of them. Le Gardeur, to the east, offers the recent houses and townhouses, at or above the median, and condos concentrate near the 40 and boulevard Brien. North of the 40, toward Charlemagne and L'Assomption, is more rural.
Repentigny station, on the exo Mascouche line, leads to Central Station; exo L'Assomption buses reach the Radisson terminus (green line) via Highway 40. Highway 40 leads to Montreal in a straight line and to Trois-Rivières the other way; Highway 640 reaches Terrebonne and the rest of the North Shore; the Le Gardeur bridge leads to Montréal-Est. The car remains the norm.
Île-Lebel park and the St. Lawrence promenade, the L'Assomption riverbanks and the riverside bike path are the large spaces; the Diane-Dufresne art centre, the Alphonse-Desjardins theatre, the sports complex and the arenas complete the offer. Shops are on rue Notre-Dame, boulevard Brien, boulevard Iberville and at the Galeries Rive Nord.
The city falls under the Centre de services scolaire des Affluents and the Sir Wilfrid Laurier School Board; the Cégep régional de Lanaudière à L'Assomption is next door. The Pierre-Le Gardeur hospital (Terrebonne) is the sector's hospital; the Meilleur CLSC serves the city. Libraries, sports complex, arenas and community centres.
Repentigny is a fast, well-supplied house market: a $580,000 median in Q2 2026 (+2 % year over year, +45 % in five years), 25 days on market, 191 active listings, and a seller's market in every range (0 to 6.0 months of inventory). The condo ($334,200, flat, +46 % in five years) sells in 44 days with 142 listings: it is the cheapest condo among the North Shore's large cities, and the slowest, because supply is large.
| QPAREB sector, Q2 2026 | Single-family, median | 1 year | 12 months | 5 years | Days | Condo, median | 1 year | 5 years | Days |

The balance of power by price range (four months of inventory separates a seller's market from a balanced one; beyond eight, the buyer leads):
| Price range (single-family, 12 months to Q2 2026) | Months of inventory | Market |
|---|---|---|
| < 290K | 0.0 months | Seller |
| 290K - 440K | 1.4 months | Seller |

The North Shore is the region that rose most in five years around Montreal: +52 % for the single-family home ($600,000 median in Q2 2026, +6 % year over year, 28 days on market) and +51 % for the condo ($370,000). The monthly picture is in the North Shore August 2026 report, and the comparison with the South Shore in Laval or the South Shore.
For families who want the St. Lawrence, a cultural and stable city, a 1970s house to renovate or a recent house in Le Gardeur, and Highway 40 toward eastern Montreal; for first-time buyers targeting a condo under $350,000. Less so for those working in the west or in Laval: Repentigny looks east.
See living in Terrebonne, the neighbour to the west, and living in Pointe-aux-Trembles, across the bridge.
The median single-family home was $580,000 in Q2 2026 (2% year over year, 45 % in five years), sold in 25 days according to the QPAREB, with 191 active listings. The actual price depends on the street, the lot, the year built and the condition.
The sector's median condo was $334,200 in Q2 2026 (0% year over year, 46 % in five years), sold in 44 days, with 142 active listings. On the North Shore, a condo is often a townhouse or a semi-detached under co-ownership, not only an apartment.
Repentigny for the St. Lawrence, the old centre and the 1960s-to-1980s houses to renovate; Le Gardeur for a recent house and calmer family streets. Both form the same city and the same QPAREB sector, at a $580,000 median.
