Saint-Lazare and Hudson form the north of Vaudreuil-Soulanges, between Lac des Deux Montagnes and the woods: Saint-Lazare, the equestrian town, with its large lots, its riding trails, its 1980s-to-2020s houses and its family population; Hudson, the historic anglophone village on the lake, with its wooden houses, its theatre, its station, its ferry to Oka and its waterfront properties. In Q2 2026 the single-family home sold there for $750,000 (-3 % year over year, +38 % in five years) in 39 days, Vaudreuil-Soulanges's most expensive, with 162 active listings; condos are almost absent (10 listings). Saint-Lazare is a town of large lots: wooded streets of 1980s-to-2020s houses, half-acre lots and more, stables, riding trails and a recent downtown around rue Sainte-Angélique and route de la Cité-des-Jeunes; it is the rural suburb of families who want space. Hudson, on Lac des Deux Montagnes, is a resort village turned residential: 19th-century wooden and stone houses, Main Road and its shops, the Hudson Village Theatre, the station, the summer ferry to Oka, the golf club, Sandy Beach, and a historic anglophone community. Rigaud, to the west, with its mountain and its sanctuary, completes the sector with country houses. The sector is bilingual, affluent, and lived by car.
Hudson and its lakefront (Main, Bellevue, the beach area) are the high end, often above $1.16 million, where the market belongs to the buyer, with the character houses and the waterfront properties. Saint-Lazare lines up the large 1990s-to-2020s houses on large lots, at or above the median, which make the volume; our listing at 933 rue des Nacres is one example. Saint-Lazare's 1980s streets and Rigaud's country houses (our listing at 232 rue Saint-François) offer the sector's entry level, below the median, often with well and septic system. The good deals of 2026: houses above $1.16 million listed for more than 90 days.
Hudson station is the terminus of the exo Vaudreuil-Hudson line (limited service beyond Vaudreuil); the Vaudreuil and Dorion stations are a few kilometres away. Exo La Presqu'Île buses link Saint-Lazare and Hudson to Vaudreuil. Highway 40 runs along the north of the sector toward Montreal and Ontario; route de la Cité-des-Jeunes leads to Vaudreuil and the 30. The Hudson-Oka ferry links the north shore in summer. The car is indispensable.
Saint-Lazare's riding and walking trails, Lac des Deux Montagnes and Sandy Beach in Hudson, Mont Rigaud and its trails are the large spaces; the Hudson Village Theatre, the golf courses, the stables, the arenas and the pools complete the offer. Shops are on rue Sainte-Angélique in Saint-Lazare and Main Road in Hudson; big-box stores are in Vaudreuil-Dorion.
The sector falls under the Centre de services scolaire des Trois-Lacs and the Lester B. Pearson School Board, with English high schools in Hudson and Saint-Lazare and French ones in Vaudreuil and Saint-Lazare. The Lakeshore General Hospital (Pointe-Claire) and the Vaudreuil-Soulanges hospital (under construction) are the references. Libraries, arenas, pools and community centres.
