Living in Vaudreuil-Dorion: the 2026 neighbourhood guide

Living in Vaudreuil-Soulanges · Vaudreuil-Dorion · 2026 neighbourhood guide

Vaudreuil-Soulanges's central town, between three highways, two stations and a lake: what it offers, what it costs, and who it is for.

Vaudreuil-Dorion is Vaudreuil-Soulanges's central town, at the crossing of Highways 20, 30 and 40: two exo Vaudreuil-Hudson line stations (Vaudreuil, Dorion), Lac des Deux Montagnes and Vaudreuil Bay, Old Vaudreuil and the Trestler house, a regional shopping centre, the multisport centre, and the new Vaudreuil-Soulanges hospital under construction. The town has doubled since 2000 with neighbourhoods of new houses and condos. In Q2 2026 the single-family home sold there for $604,500 (+5 % year over year, +27 % in five years) in 39 days, with 128 active listings; the condo for $381,000 (+1 %) in 57 days with 119 listings, the region's largest condo choice. Seller's market in every range. A mostly francophone, bilingual in practice, family town in growth.

The character of Vaudreuil-Dorion

Vaudreuil-Dorion was born from the merger of two towns: Vaudreuil, the historic village on the bay and Lac des Deux Montagnes, with Old Vaudreuil, the Trestler house and Parc de la Maison-Valois, and Dorion, the railway and commercial core around the station and boulevard Harwood. Around them, the town grew in waves: the 1970s-to-1990s neighbourhoods near the stations, then, since 2000, whole neighbourhoods of new houses, townhouses and condos toward boulevard de la Cité-des-Jeunes, the multisport centre and Highway 30. The future Vaudreuil-Soulanges hospital, under construction on boulevard de la Cité-des-Jeunes, is the decade's big project. The town is the region's job and service hub, mostly francophone and bilingual in practice.

The neighbourhoods, and what sets them apart

Old Vaudreuil and the lakefront (avenue Saint-Charles, the bay) are the character sector, with the old houses and the waterfront properties, above the median. The recent Cité-des-Jeunes and multisport-centre neighbourhoods line up the new houses and townhouses, at or above the median, and most of the condos. Dorion and the 1970s-to-1990s streets near the stations offer the bungalows and semi-detached houses below the median, the entry level. The good deals of 2026: condos near the 20 (57 days on market, 119 listings) and Dorion bungalows to renovate.

Getting around

The Vaudreuil and Dorion stations of the exo Vaudreuil-Hudson line lead to Central Station; exo La Presqu'Île buses link the neighbourhoods and Sainte-Anne-de-Bellevue. Highways 20 and 40 lead to Montreal, Highway 30 to Salaberry-de-Valleyfield and the South Shore, Highway 540 links the 30 and the 40. It is Vaudreuil-Soulanges's most connected point, by car and by train.

Parks, leisure and shops

Vaudreuil Bay and Lac des Deux Montagnes (Parc de la Maison-Valois, marina), Old Vaudreuil and the regional museum are the landmarks; the André-Chagnon multisport centre, the arenas, the pools and the neighbourhood parks complete the offer. Shops are on boulevard Harwood, avenue Saint-Charles, boulevard de la Cité-des-Jeunes and at the shopping centre near the 40.

Schools, health and services

The town falls under the Centre de services scolaire des Trois-Lacs and the Lester B. Pearson School Board, with high schools in both networks; the Cégep de Valleyfield has a campus in Vaudreuil-Dorion. The Vaudreuil-Soulanges hospital is under construction; meanwhile, the Lakeshore General Hospital (Pointe-Claire) and the Suroît hospital (Valleyfield). Library, multisport centre, arenas, pools.

Who Vaudreuil-Dorion is for, and who it is not for

For families who want a complete town (stations, hospital to come, CEGEP, shops, lake) at the crossing of the highways, with new houses under $650,000 and the region's largest condo choice; for those working in the West Island or Valleyfield. Less so for those seeking a village's character or a fast rise: the town is new, growing, and its prices rose less than the rest of the region.

Frequently asked questions

How much does a house cost in Vaudreuil-Dorion?

The median single-family home was $604,500 in Q2 2026 (5% year over year, 27 % in five years), sold in 39 days according to the QPAREB, with 128 active listings. The actual price depends on the street, the lot, the year built and the condition.

And a condo?

The sector's median condo was $381,000 in Q2 2026 (1% year over year, 31 % in five years), sold in 57 days, with 119 active listings. In Vaudreuil-Soulanges, a condo is often a townhouse or a semi-detached under co-ownership, not only an apartment.

Why did prices rise less in Vaudreuil-Dorion?

Because the town builds a lot: +27 % in five years against +36 % for the region and +51 % in Soulanges Sud. The supply of new houses and condos absorbs demand; that is an advantage for the buyer, and a reason for the seller to price on the street's closed sales rather than on the regional trend.
