A new condo for sale in Quebec differs from resale on five points: GST and QST (often included in the price, partial rebate possible), the mandatory preliminary contract with a 10-day right of withdrawal, the GCR warranty, estimated condo fees in the first year and a contingency fund starting from zero (study required by Bill 16), and delivery with a pre-delivery inspection. In 2026, the buyer of a new condo has choice and time: median condo $437,250 in the Montreal area in August (62 days, the longest selling time of the three categories) and $475,000 on the island, with record listings in Griffintown and downtown and flat prices (APCIQ). In the APCIQ August 2026 report, the median condo sold for $437,250 in the Montreal area (+3.6%) in 62 days, the longest selling time of the three categories, and $475,000 on the island, with record listing levels downtown and in the Sud-Ouest (Griffintown), where new projects concentrate, and flat prices. As a result, the buyer of a new condo has choice and time; developers offer incentives (parking, storage, paid fees) unseen in 2021.

New brings the warranty, energy efficiency and no work to do; resale brings an often lower price per square foot, known condo fees, an existing contingency fund and an already lively neighbourhood. Do you pay GST and QST on a new condo?

Yes: a new condo sold by a builder or developer is subject to GST (5%) and QST (9.975%), often included in the posted price, with a partial rebate possible depending on the price and 2026 measures for first-time buyers.

Can you back out after signing for a new condo?

Yes, within the mandatory preliminary contract: the right of withdrawal allows you to walk away within 10 days of signing, against a penalty capped at 0.5% of the price if the contract provides for it. Beyond that, the contract binds the buyer.

Are the condo fees of a new condo reliable?

In the first year, they are the developer's estimates; they often rise afterwards, when the syndicate passes to the owners and the contingency fund study (Bill 16) sets the real contributions. Compare with similar buildings over five years old before signing.
