|---|---|---|---|
| General property tax, base residential rate | $0.6621 | $0.6948 | -4.7% |
Other rates: 2026 “taxes générales” (general taxes) rate $0.6621 per $100 ($0.6948 in 2025); buildings with 6 dwellings or more $0.7853 ($0.8013 in 2025). Local improvement sector taxes may be added depending on location. The 2026 budget also includes revenue from a “Taxe d'améliorations générales” (general improvements tax) ($4,839,500) whose rate is not published on the taxes page.
Fixed fees: 2026 water tax per unit: single-family home $315, apartments and condos $215, duplex, triplex and fourplex $215 (amounts unchanged since 2025).
Careful with the lower rate. The rate drops 4.7% because the new roll raised assessments: the city adjusts the rate to collect its revenue. A lower rate after a new roll is not a tax cut.

New 2026-2027-2028 three-year roll of the Montréal agglomeration (market as of July 1, 2024), notices mailed in November 2025; 1st year in 2026.
The general property tax is calculated as: municipal assessment × rate ÷ 100. Example: a house assessed at $500,000 would pay $3,310 in general property tax at the 2026 rate of $0.6621. This is a sample calculation, not the actual bill: add the fees (water, waste collection), special taxes and, where applicable, sector taxes. The actual bill for an address is on the city's online assessment roll and on the seller's latest tax bill: ask for it before making an offer.
The school tax is not set by the city. Since 2020-2021, the rate is the same everywhere in Quebec: $0.07899 per $100 of standardized assessment for 2026-2027 ($0.08423 in 2025-2026), and the first $25,000 of value is exempt. It is calculated on the standardized value, which can differ from the roll value. Example: for a standardized value of $500,000, the 2026-2027 school tax would be about $375.
