$5,197: this is the 2026 tax bill published by the city. What the city means by it: Total 2026 tax burden for a “résidence moyenne dont la valeur foncière ajustée est de 791 000 $ au rôle 2026-2027-2028” (average home with an adjusted property value of $791,000 on the 2026-2027-2028 roll) ($5,009 in 2025, increase of $188, 3.8%), borough taxes included.
Increase announced by the city for 2026: +3.8%. Each city measures its increase its own way (with or without water, waste collection or special taxes): compare the bills, not just the percentages.
For reference, a house sold for $755,000 at the 2026 median on Centris (2,240 sales). The municipal assessment, used to calculate taxes, often differs from the sale price.

The city does not publish a single residential rate for 2026 (see the other rates below).
Other rates: In addition to the general property tax, the Montréal residential bill adds a water tax, a tax for the debts of the former cities, a roads tax and an ARTM tax (city council), then a services tax and an investments tax set by each borough. Rates vary by building category (residual subcategory of 5 dwellings or fewer, 6 dwellings or more) and by borough.

2026-2027-2028 roll, new in 2026 (value changes phased in over 3 years).
The general property tax is calculated as: municipal assessment × rate ÷ 100. The actual bill for an address is on the city's online assessment roll and on the seller's latest tax bill: ask for it before making an offer.
The school tax is not set by the city. Since 2020-2021, the rate is the same everywhere in Quebec: $0.07899 per $100 of standardized assessment for 2026-2027 ($0.08423 in 2025-2026), and the first $25,000 of value is exempt. It is calculated on the standardized value, which can differ from the roll value. Example: for a standardized value of $500,000, the 2026-2027 school tax would be about $375.
