$4,692: this is the 2026 tax bill published by the city. What the city means by it: 2026 municipal taxes on an average single-family home assessed at $767,700 ($4,552 in 2025 for a value of $714,140), an increase of $140; excluding the water consumption bill.
Increase announced by the city for 2026: +3%. Each city measures its increase its own way (with or without water, waste collection or special taxes): compare the bills, not just the percentages.
Average value of a home on the assessment roll, according to the city: $767,700. For reference, a house sold for $745,500 at the 2026 median on Centris (219 sales): the municipal assessment and the sale price are two different things.

| Rate per $100 of assessment | 2026 | 2025 | Rate change |
|---|---|---|---|
| General property tax, base residential rate | $0.6112 | $0.6374 | -4.1% |
Other rates: By-law PC-2998 sets the same rate of $0.6112 per $100 for the residual category and for the subcategory of buildings with six or more dwellings. The agglomeration share (an increase of more than $15 million, more than 17%) is included in the municipal budget and therefore in this rate.
Fixed fees: No fixed fee per dwelling: water is billed by consumption, $1.4774 per cubic metre in 2026 ($1.3431 in 2025), once a year for residential properties.
Careful with the lower rate. The rate drops 4.1% because the new roll raised assessments: the city adjusts the rate to collect its revenue. A lower rate after a new roll is not a tax cut.

New 2026-2027-2028 triennial roll of the Montréal agglomeration, in force on January 1, 2026 (1st year); value of the average single-family home up 7.5%.
The general property tax is calculated as: municipal assessment × rate ÷ 100. Example: a house assessed at $500,000 would pay $3,056 in general property tax at the 2026 rate of $0.6112. This is a sample calculation, not the actual bill: add the fees (water, waste collection), special taxes and, where applicable, sector taxes. The actual bill for an address is on the city's online assessment roll and on the seller's latest tax bill: ask for it before making an offer.
The school tax is not set by the city. Since 2020-2021, the rate is the same everywhere in Quebec: $0.07899 per $100 of standardized assessment for 2026-2027 ($0.08423 in 2025-2026), and the first $25,000 of value is exempt. It is calculated on the standardized value, which can differ from the roll value. Example: for a standardized value of $767,700, the 2026-2027 school tax would be about $587.
