Market · Quebec · Q1 to Q3 2026 vs 2025
Are prices falling? Is the market going down? Numbers for all of Quebec, quarter by quarter, 2026 vs 2025: median price, number of sales, days on market and sold-to-asking.
No, the market is not falling: it is slowing down. In Q3 2026 (July to September), the median single-family house in Quebec sold for $500,000, +2.0% from Q3 2025, the median condo $400,000 (0%) and the median plex $732,500 (+4.6%). No median price is below its 2025 level in any quarter. What is going down is the number of sales (-3.0% for houses, -4.4% for condos, -16.4% for plexes in Q3) and the speed: a house takes 21 days to sell versus 17 a year earlier, a condo 39 days versus 32. The price sellers get has barely moved: they still receive 98% of the asking price at the median, for houses and condos alike. Buyers have more time and more choice, but they are not landing big discounts yet.
The numbers say three things. One: no median price fell year over year, in any quarter, for any property type. Two: fewer properties have sold than in 2025 since Q2, and the gap widens in Q3. Three: properties stay on the market longer in Q3. That is the picture of a market rebalancing, not a market crashing.
The Quebec Professional Association of Real Estate Brokers (QPAREB/APCIQ) reaches the same conclusion with its own numbers: 20,935 residential sales in Q3 2026, down 7% year over year, in what it calls a transition period where most markets still favour sellers (APCIQ release of October 14, 2026, in French).
This is when buyers get room to breathe: more listings stay up longer, there are fewer bidding wars and more time to visit, inspect and negotiate conditions, while prices are still close to 2025. Our buyer's or seller's market page, city by city shows where the balance of power has already shifted.
Prices are holding, but selling takes longer. A property listed at the right price from day one still sells close to asking; an overpriced one sits, and that is when price cuts come. See days on market in 52 cities from 2016 to 2026 to compare your area.
Centris (Matrix) statistics for the entire province of Quebec (all 16 regions), closed sales. House: Single-family category, all styles. Condo: Divided co-ownership category. Plex: Income property category. A quarter covers sales closed during its three months: Q1 January to March, Q2 April to June, Q3 July to September. The median price is the middle price: half of sales closed above it, half below; it also moves with the mix of properties sold. Days on market is the median number of days between listing and sale. Days on market and sold-to-asking are shown for houses and condos only. APCIQ figures use a different scope (all residential) and do not compare one-to-one with ours.
No. The median single-family house price is $514,000 in Q1, $523,000 in Q2 and $500,000 in Q3 2026, each time above the same quarter of 2025. The increase is slowing: +2.0% in Q3.

21 days at the median in Q3 2026, versus 17 days in Q3 2025. For a condo: 39 days versus 32. It varies a lot by city and price range.
