One page per city, same definitions, same source: median days on market for a house and a condo by year since 2016, the decade's four markets and what today's delay changes when selling.
Across the 52 cities tracked, a house sells in 13 days at the median in 2026 (January to September), against 64 days in 2016, 13 at the 2021 peak, 24 in 2023 and 16 in 2025. Condos take 28 days (89 in 2016) and sell more slowly than houses in 47 of 51 cities. 32 of 52 cities are at 15 days or less. The Quebec market changed speed, not only prices: 64 days to sell a house in 2016, 13 in 2026. The 2020-2022 frenzy divided the delay by three or four almost everywhere, the 2023 rate hikes stretched it by only a few days (13 days in 2021, 24 in 2023), and 2025-2026 is back to the 2021 pace with rates twice as high: the shortage of homes for sale sets the speed, not the cost of credit. The fastest markets are Quebec City (5 d), Lévis (6 d), Beloeil (7 d); the slowest, L'Île-Perrot (26 d), Candiac (29 d), Westmount (35 d), remain well below their 2016 level. Condos sell in 28 days at the median, 14 more than houses; they are fastest in Varennes (8 d), Quebec City (8 d), Lévis (10 d) and slowest in Saint-Zotique (62 d), Victoriaville (63 d), Magog (70 d). In 34 of 52 cities, 2026 is faster than 2025.
The median delay runs from the listing going live to the accepted offer; the median is the middle value, less sensitive than the average to houses that linger for months. The QPAREB publishes an average delay, longer by construction, and both measures describe the same market. The 2016-2019, 2020-2022 and 2023-2024 periods are medians of the annual delays. Each city page details the ten years, condos, the slowest and fastest years, and what today's delay changes for a seller.
Every series comes from the Statistics module of Centris (Matrix), queried on September 29, 2026 with the same settings for all 52 cities: Single-family then Condominium category, whole municipality (boroughs or sectors grouped for Montreal, Quebec City, Laval, Longueuil, Gatineau, Lévis, Sherbrooke, Saguenay, Terrebonne, Repentigny), median days on market and number of sales by year over ten years. Condos are published when the city has at least 100 sales in ten years and 5 in 2026. Only aggregates are published. The same cities have their page on buyer's or seller's market, negotiating margin and houses that do not sell.
Because the delay depends first on the number of homes for sale relative to the number of buyers, and inventory never returned to its 2016 level. Rates at 5% removed buyers in 2023, but they also held back sellers, who keep a 2% mortgage. The result: fewer buyers, but even fewer houses, and a delay that stays short.
