Sector · LaSalle
LaSalle is Verdun's reasonable neighbour: the same river, $500,000 less on the house, and delays that leave time to negotiate. Here is the 2026 market and how we work it, in English.
In LaSalle, the condominium trades around $449,000 in the second quarter of 2026 and the 2-to-5-unit plex around $920,000, up about 7% year over year, according to Centris compilations. The single-family home, rarer in the quarter, posts a $711,250 median over the last four quarters, about $500,000 less than in Verdun, the neighbouring borough. Delays are longer than in the centre, around 54 days for condos and 51 days for houses, which gives buyers real negotiating power. The setting is not negotiable: the Rapides park and its 30 hectares facing the Lachine Rapids, the largest heronry in Quebec, André-Laurendeau CEGEP, LaSalle Hospital and the exo Candiac train station to reach downtown.
| Segment | Median price | Change | Days |
|---|---|---|---|
| Condominium | $449,000 | 54 days | |
| Plex 2-5 units | $920,000 | +7% year over year | 59 days |
| Single-family (last 4 quarters) | $711,250 | about $500,000 below Verdun | 51 days |
LaSalle Boulevard runs along the river and the Rapides park, 30 hectares facing the Lachine Rapids and the largest heronry in Quebec: it is the market for houses and condos with a view, the most expensive in the borough. The Village des Rapides and the residential streets of the centre line up bungalows, semi-detached homes and plexes from the 1950s to the 1980s: the volume, and the best deals for a family. Around Angrignon Park and the metro station of the same name, the towers and recent condominiums offer entry points under $450,000.
LaSalle sells more slowly than Villeray (27 days for condos) or Rosemont (28) because its inventory is wider and its demand less concentrated. For a buyer, it is the rare western borough where you still negotiate: a property listed for 45 days is not suspicious, it is within the average. For a seller, it is the borough where the fair price and the presentation make the difference between 30 and 90 days.
Selling: free valuation on closed sales on your street, professional marketing (photos, video, dedicated page, Centris, targeted campaigns) and negotiation. Buying: custom alerts before the general public, quick showings and an offer strategy backed by comparables; in LaSalle, the negotiating margin exists, and we quantify it. Next door: Verdun, and the full island picture in real estate broker in Montreal.
