Thirty markets, one island. Here are the 2026 numbers of twelve boroughs, our Montreal listings and the grid to choose a broker on evidence, in English.
Montreal is not one market but thirty: in 2026, the single-family median runs from $583,250 in Rivière-des-Prairies to $2,201,700 in Outremont, the condo from $345,000 to $770,000, and selling times from 31 to 91 days depending on the borough (Centris compilations, second quarter of 2026). Across the island, the APCIQ measures in July 2026 a single-family median of $817,500, up 7%, in 45 days, and a condo at $480,000. The Loaa and Manseur team, number 1 team at RE/MAX Platine in 2024 and 2025, has five properties for sale in Montreal (Rosemont, Ville-Marie, Côte-Saint-Luc) and publishes a data page for every borough it serves. A good broker in Montreal is recognized by three things: recent closed sales in your borough, a written marketing plan, and verifiable rankings. Full service in English.

Five properties of the team are for sale in Montreal right now: a condo on place De Jumonville in Rosemont–La Petite-Patrie, a condo on René-Lévesque Boulevard West and a duplex on Saint-Christophe Street in Ville-Marie, a condo in Côte-Saint-Luc, and a condo for rent on Chomedey Street. All have their full page on our Montreal properties.
Recent closed sales in your borough, not in "Montreal": a broker who sells in Rosemont does not necessarily know Verdun's micro-market. A written marketing plan, with professional photos, a dedicated page, Centris and targeted campaigns. Verifiable rankings: the team is number 1 at RE/MAX Platine in 2024 and 2025, 6th in Quebec, 15th in Canada and in the global top 50 of the official RE/MAX ranking, with 221 Google reviews at 4.9. A valid licence, checked in 30 seconds on the OACIQ register: how to do it. And one more question on the island: does the broker also work the South Shore and Laval? Many Montreal sellers buy again in the suburbs; a broker covering both shores synchronizes both transactions.
To sell: inventory up 17%, a fair price mandatory, details in selling a house in Montreal in 2026. To buy: the condo is a buyer's market (sales -17%, 55 days, supply +20% in the region), the single-family home remains competitive under $700,000 in the east. For a family, our ranking of the best neighbourhoods for families crosses price, delays, parks and transit.
The compensation is a percentage of the sale price, agreed in the brokerage contract and payable only when the sale closes. With us, an all-inclusive 5%, marketing included. For a buyer, representation most often costs nothing: it is paid from the compensation agreed with the seller.
Rivière-des-Prairies–Pointe-aux-Trembles ($583,250), Anjou ($625,125) and Mercier-Hochelaga-Maisonneuve ($628,000) in the second quarter of 2026, with 31 to 32 days on market.
No: median prices are still rising (+7% on the island for single-family homes in July 2026) but sales are down and inventory is up. It is a rebalancing, more favourable to condo buyers than to house buyers.

Quebec runs on civil law, so several French terms have no direct English equivalent: hypothèque is a hypothec and not a mortgage, vices cachés are latent defects, and the taxe de bienvenue is legally transfer duties. The full list is in our Quebec real estate glossary. See also this term explained.
