Rosemont is promenade Masson, Plaza Saint-Hubert, Maisonneuve park and the Botanical Garden; Villeray is rue Jarry, the Jean-Talon market at its door, Jarry park and the Jarry and Jean-Talon metros. The choice: more choice and more price in Rosemont; the same lifestyle 15 % cheaper in Villeray.
Rosemont is $81,000 more expensive for a condo ($560,000 vs $479,000), because Petite-Patrie and Vieux-Rosemont were converted earlier and the neighbourhood has drawn families leaving the Plateau for twenty years. Villeray offers the same product (divided co-ownership in a converted plex, no elevator, with a balcony) for less, and Parc-Extension and Saint-Michel, in the same sector, pull the median down. The single-family home is an exception in both: $1,138,000 in Rosemont (40 listings), too rare in Villeray for a median. In five years, Rosemont rose 46 % for houses, the island's strongest rise.

Rosemont has promenade Masson and Plaza Saint-Hubert, Maisonneuve park, the Botanical Garden and the Olympic Park at its door, Molson park, rue Beaubien and Petite-Patrie, the Rosemont, Beaubien, Jean-Talon (orange line) and Pie-IX, Joliette (green line) metros, and Maisonneuve-Rosemont hospital. Villeray has rue Jarry, the Jean-Talon market (at its southern edge), Jarry park and its stadium, Villeray park, the Casa d'Italia, the Jarry, Jean-Talon, De Castelnau and Parc metros, the Parc station on the Saint-Jérôme train, and a quieter neighbourhood life. Both are lived without a car.
