Selling a condo in Blainville in 2026 means selling the North Shore's most expensive condo in a market that has slowed: a $428,500 median in the second quarter (+3 % year over year, +51 % in five years), 53 days on market, the North Shore's longest, and 98 active listings, 88 % more than a year ago, in the buildings of La Fontaine, the centre and the sectors near Highways 15 and 640. The buyer compares your unit with those in the same building and with the new units still on sale, and negotiates: the price is set on the building's last three sales, adjusted for the floor, the parking, the storage and the fees. The house sells for $800,000 in 27 days: the Blainville condo is the choice of retirees who sell their large house and want to stay, and of first-time buyers who cannot follow house prices.
Blainville (QPAREB sector 28) sold its condos for $428,500 in median in the second quarter of 2026, +3 % year over year and +51 % in five years, in 53 days (46 over twelve months), with 98 active listings (+88 %). Mirabel ($459,900, 42 days) and Boisbriand-Sainte-Thérèse ($371,000, 42 days) are the neighbours; the whole North Shore sells its condo for $370,000 in 38 days with 848 listings (+40 %). The contrast with the Blainville house ($800,000, 27 days, a seller's market in every range) comes from supply: the new deliveries of the last ten years created a stock that demand absorbs slowly. In the recent buildings of La Fontaine and the sectors near Highways 15 and 640, the price is set on the building's sales of the last six months, by floor and orientation, and the unit is compared with the new units delivered next door: indoor parking, storage, the balcony, the elevator and the condo fees make the gap, and a building with a pool or gym charges fees the buyer compares. In the 1990s to 2010 buildings of the centre, near Place de l'Équerre, the price is set on the neighbouring buildings: the state of the kitchen and bathroom, the reserve fund and the absence of a special assessment reassure. The co-ownership townhouses of the Domaine and Chambéry are compared with each other, with the garage and the yard as arguments.
The sector median says nothing about your unit. A condo's price is set on the closed sales of your building and of comparable buildings (same generation, same amenities) in the last 90 to 180 days, adjusted for the floor, the orientation, the view, the parking, the storage and the condition; then we look at what is for sale right now in the building and next door, including the neighbouring developer's new units taxes included: that is your real competition. Rarely fully: the buyer compares similar units in the same building and neighbouring buildings, and pays for the floor, the orientation, the parking and the general condition, not for your kitchen. Neutral paint, clean floors, decluttering and complete syndicate documents are enough; an updated kitchen and bathroom pay back only in an older building.
No, but you have to know before the buyer does: a voted special assessment is paid before the sale or negotiated in the price; a thin reserve fund is documented with the Bill 16 study and the syndicate's plan. What kills a sale is the surprise in the minutes after the offer.
