Selling a condo in Boucherville or Saint-Bruno in 2026 means selling the South Shore's most expensive condo in the sector where supply is thinnest: a $500,000 median in the second quarter (-2 % year over year, +38 % in five years), 35 days on market, and only 57 active listings (+8 %), in the recent buildings near old Boucherville and the 132, and around old Saint-Bruno and the Promenades. The buyer is a retiree who sells their large house in the sector and wants to stay, or a professional who wants Boucherville without the lot: they compare your unit with the rare sales in the building and the neighbouring buildings, and the price is set on those sales, adjusted for the floor, the view, the parking and the fees. The house sells for $800,000 in 20 days. The whole South Shore: $403,000 in 39 days.
Boucherville-Saint-Bruno (QPAREB sector 45) sold its condos for $500,000 in median in the second quarter of 2026, -2 % year over year and +38 % in five years, in 35 days (37 over twelve months), with 57 active listings. Sainte-Julie and Varennes ($391,000, 28 days), Vieux-Longueuil ($385,000, 41 days) and Brossard ($404,000, 50 days, 524 listings) are the neighbours; the whole South Shore sells its condo for $403,000 in 39 days. The Boucherville and Saint-Bruno condo costs $100,000 more than the South Shore median because the buildings there are recent, spacious and rare. In the recent buildings near old Boucherville, boulevard de Mortagne and the 132, the price is set on the building's sales of the last six months, by floor and orientation: the view of the river and the islands, indoor parking, storage, the elevator and the fees make the gap, and the rare three-bedroom units sell on few comparables. In Saint-Bruno, in the buildings around old Saint-Bruno, the exo station and the Promenades, the price is set on the neighbouring buildings: walking distance to the village, the balcony and the condition reassure a buyer who pays to stay in their town. In the 1990s to 2010 buildings, the reserve fund, the Bill 16 study and the absence of a special assessment make the sale.

A condo's price is set on the closed sales of your building and of comparable buildings (same generation, same amenities) in the last 90 to 180 days, adjusted for the floor, the orientation, the view, the parking, the storage and the condition; then we look at what is for sale right now in the building and next door, including the neighbouring developer's new units taxes included: that is your real competition. Rarely fully: the buyer compares similar units in the same building and neighbouring buildings, and pays for the floor, the orientation, the parking and the general condition, not for your kitchen. Neutral paint, clean floors, decluttering and complete syndicate documents are enough; an updated kitchen and bathroom pay back only in an older building.
No, but you have to know before the buyer does: a voted special assessment is paid before the sale or negotiated in the price; a thin reserve fund is documented with the Bill 16 study and the syndicate's plan. What kills a sale is the surprise in the minutes after the offer.
The broker's compensation, agreed in the contract; the certificate of location of the private portion if outdated (often $800 to $1,500 for a unit); the syndicate's document fees (variable); the mortgage penalty if you break a term; the notary's fees for the discharge.
