The South Shore's most expensive condo, and the rarest: 57 active. Here are the 2026 prices in Boucherville and Saint-Bruno, where the buildings are, and what to read before offering fast.
Buying a condo in Boucherville or Saint-Bruno-de-Montarville in 2026 means buying the South Shore's most expensive and rarest condo: a $500,000 median in the second quarter (-2 % year over year, +38 % in five years), 35 days on market, only 57 active listings, in two cities of houses where co-ownership is the exception: the riverfront and Vieux-Boucherville buildings, the recent projects near the 20 and boulevard de Mortagne, the buildings of downtown Saint-Bruno near the lake and the mountain. The whole South Shore sells its condos for $403,000 in 39 days with far more choice. Here, the pre-approved buyer who visits within 48 hours and reads the reserve fund before offering is the one who buys.
Boucherville and Saint-Bruno (QPAREB sector 45) sold their condos for $500,000 in median in the second quarter of 2026, -2 % year over year after +38 % in five years, in 35 days, with 57 active listings, the smallest stock among the South Shore's large sectors. That is $97,000 above the regional median ($403,000) and $96,000 above Brossard-Saint-Lambert ($404,000, 524 listings). The price comes from the product and the scarcity: recent buildings with elevator on the Boucherville riverfront, large units meant for house owners who sell, and two affluent cities where little gets built. In Boucherville, the riverfront (boulevard Marie-Victorin, near La Frayère park and the Boucherville islands) concentrates the buildings with a view, the most expensive; Vieux-Boucherville offers a few conversions and small buildings with character; the Mortagne and Highway 20 sector lines up recent four- to six-storey projects near the shops, where most of the 57 listings are. In Saint-Bruno, downtown (rue Montarville, the village lake) and the surroundings of Mail Montenach sell recent buildings and townhouses, often to city retirees selling their house; Mont Saint-Bruno and the national park are the argument. Sainte-Julie and Varennes ($391,000, 28 days) are the cheaper alternative, in 28 days.
New construction is rare and concentrates along the 20 in Boucherville and in downtown Saint-Bruno: GCR warranty, taxes extra, GST eliminated up to a million for a first-time buyer, delivery in 12 to 24 months. The resale is almost all the supply: 5- to 25-year-old buildings, large, with a reserve fund to read (the Bill 16 study says whether reserves cover the roof and the underground parking).
