Selling a condo in Châteauguay in 2026 means selling in the segment of the city that rose the most and where supply is thinnest: a $400,000 median in the second quarter (+11 % year over year, +57 % in five years), 30 days on market, and only 47 active listings, while the Châteauguay house counts 302 listings (+43 %). The buyer is a first-time buyer crossing the Mercier bridge or a retiree selling their bungalow in the centre: they compare your unit with the sales in the same building and the neighbouring buildings near boulevard Saint-Jean-Baptiste, the 132 and the river, and the price is set on those sales, adjusted for the floor, the parking and the fees. The house sells for $525,000 in 36 days. The whole South Shore: $403,000 in 39 days.
Châteauguay (QPAREB sector 39) sold its condos for $400,000 in median in the second quarter of 2026, +11 % year over year and +57 % in five years, in 30 days (35 over twelve months), with 47 active listings. The South Shore's southwest (Saint-Constant, Sainte-Catherine) sells its condo for $395,000 in 31 days with 76 listings (more than double a year ago); Candiac-La Prairie, $450,000 in 45 days; the whole South Shore, $403,000 in 39 days. The Châteauguay condo caught up with the South Shore median in five years because the recent deliveries near the 132 and the river replaced an older stock. In the recent buildings near boulevard Saint-Jean-Baptiste, the 132 and the Châteauguay river, the price is set on the building's sales of the last six months, by floor and orientation: indoor parking, the balcony, the river view and the fees make the gap, and the unit is compared with the new units delivered next door. In the 1980s to 2000 buildings of the centre and near Highway 30, the price is set on the neighbouring buildings: the state of the kitchen and bathroom, the reserve fund and the absence of a special assessment reassure. The co-ownership townhouses of the northwest are compared with each other, with the garage and the yard as arguments.

Rarely fully: the buyer compares similar units in the same building and neighbouring buildings, and pays for the floor, the orientation, the parking and the general condition, not for your kitchen. Neutral paint, clean floors, decluttering and complete syndicate documents are enough; an updated kitchen and bathroom pay back only in an older building.
No, but you have to know before the buyer does: a voted special assessment is paid before the sale or negotiated in the price; a thin reserve fund is documented with the Bill 16 study and the syndicate's plan. What kills a sale is the surprise in the minutes after the offer.
