Buying a condo in Châteauguay in 2026 means buying rare and fast: a $400,000 median in the second quarter (+11 % year over year, +57 % in five years, one of the South Shore's strongest rises), 30 days on market, only 47 active listings, in a city of bungalows ($525,000 for the house, 302 active) where co-ownership is the exception: a few three- and four-storey buildings near the centre and boulevard Saint-Jean-Baptiste, recent townhouses, and rare condos on the Châteauguay River. The Mercier bridge to LaSalle and southwestern Montreal is the argument: a Châteauguay condo costs $20,000 less than one in LaSalle-Lachine ($420,000) and $83,000 less than one on the island. The pre-approved buyer who visits within 48 hours and has read the reserve fund is the one who buys.
Châteauguay (QPAREB sector 39) sold its condos for $400,000 in median in the second quarter of 2026, +11 % year over year and +57 % in five years, in 30 days, with 47 active listings, the smallest stock among the South Shore's large sectors. The rise comes from scarcity and the product (recent townhouses) as much as from the demand of LaSalle and Lachine first-time buyers crossing the Mercier bridge. Central Châteauguay, around boulevard Saint-Jean-Baptiste, boulevard D'Anjou and rue Principale, concentrates the 1980s to 2010 three- and four-storey buildings and the rare recent projects: the market's volume, with the reserve fund to read in the older buildings. The townhouses in co-ownership of the recent neighbourhoods, towards Route 132 and Léry, are the rising product, with young syndicates. The Châteauguay River and Lac Saint-Louis have a few condos with a view, whose certificate of location is read for the flood zone. Saint-Constant and Delson ($395,000, 31 days, exo station) are the neighbouring alternative with a little more choice.
New construction is rare and limited to a few townhouse and four-storey projects: GCR warranty, taxes extra, GST eliminated up to a million for a first-time buyer. The resale is almost all the supply, and with 47 listings, it does not negotiate for long: the price is set on the building's last sales, the offer is made fast, conditional on the syndicate's documents and the inspection.
