Selling a condo in Mascouche in 2026: 31 days, 52 % more listings, and how to set the price on the building's sales

Selling a condo · Mascouche · QPAREB Q2 2026 figures

A Mascouche condo goes in 31 days, but the buyer has 52 % more choice: the price is set on the building's sales, not on hope. Here are the 2026 figures, the method and the calendar.

Selling a condo in Mascouche in 2026 means selling in a market that is still fast but where supply has jumped: a $362,250 median in the second quarter (+4 % year over year, +50 % in five years), 31 days on market, but 94 active listings, 52 % more than a year ago, in the recent buildings near the station, boulevard Sainte-Marie and Highway 25. The Mascouche condo buyer is a first-time buyer or a retiree who compares your unit with those in the same building and the neighbouring buildings delivered over the last ten years, and with the new units still on sale: the price is set on the building's last three sales, adjusted for the floor, the parking, the storage and the fees. The whole North Shore: $370,000 in 38 days with 848 listings (+40 %). The method: the building's sales, the syndicate documents ready before listing, a full launch on Thursday, offers on Monday.

The condo market in Mascouche in 2026, from the seller's side

Mascouche (QPAREB sector 30) sold its condos for $362,250 in median in the second quarter of 2026, +4 % year over year and +50 % in five years, in 31 days (31 over twelve months), with 94 active listings (+52 %). The Terrebonne condo ($381,000, 36 days) and the Repentigny condo ($334,200, 44 days) compete with it, as do the new units near the station. The house sells for $615,000 in 23 days: the $250,000 gap makes the condo Mascouche's entry door for first-time buyers, and the exit for retirees selling their house. The monthly picture is on the North Shore's August 2026 report.

What makes the price, building by building

In the recent three- and four-storey buildings near the exo station and boulevard Sainte-Marie, the price is set on the building's sales of the last six months, by floor and orientation, and the unit is also compared with the new units delivered next door: indoor parking, storage, the balcony and the condo fees make the gap. In the small 1990s to 2010 buildings of old Mascouche, the price is set on the conversions and neighbouring buildings: the state of the kitchen and bathroom, the reserve fund and the absence of a special assessment reassure. The co-ownership townhouses near the 25 are compared with each other, with the garage and the yard as arguments.

How we price a condo: the building, not the sector

The sector median says nothing about your unit. A condo's price is set on the closed sales of your building and of comparable buildings (same generation, same amenities) in the last 90 to 180 days, adjusted for the floor, the orientation, the view, the parking, the storage and the condition; then we look at what is for sale right now in the building and next door, including the neighbouring developer's new units taxes included: that is your real competition. A condo listed 3 % above the building's sales in a 50-day market is not visited, it is compared. We show you the sales, not a promise.

The documents the buyer will ask for, ready before launch

The calendar that works for a condo

  1. Weeks -4 to -2: document request to the syndicate (count two weeks), certificate of location, seller's declaration, invoices.
  2. Weeks -2 to -1: decluttering, neutral paint, professional cleaning; the common areas get photographed too (lobby, gym, pool, terrace).
  3. Launch day, a Thursday: professional photos and video, floor plan, dedicated page, Centris, targeted campaigns aimed at the sector's condo buyers, in English and French.
  4. The first weekend: grouped viewings, offers conditional on the documents (5 to 10 days), the inspection and the financing.
  5. Through to the notary: 30 to 60 days; condo fees and taxes are adjusted at the occupancy date.

Frequently asked questions

How long does it take to sell a condo in Mascouche?

31 days in median in the second quarter of 2026, 38 on the North Shore. A condo priced at its building's sales receives its offers in the first two weeks; with 94 listings (+52 %), an overpriced condo gets compared and waits.

Should you renovate a condo before selling it?

Rarely fully: the buyer compares similar units in the same building and neighbouring buildings, and pays for the floor, the orientation, the parking and the general condition, not for your kitchen. Neutral paint, clean floors, decluttering and complete syndicate documents are enough; an updated kitchen and bathroom pay back only in an older building.

Does a special assessment or a thin reserve fund prevent a sale?

No, but you have to know before the buyer does: a voted special assessment is paid before the sale or negotiated in the price; a thin reserve fund is documented with the Bill 16 study and the syndicate's plan. What kills a sale is the surprise in the minutes after the offer.

What does selling a condo cost?

The broker's compensation, agreed in the contract; the certificate of location of the private portion if outdated (often $800 to $1,500 for a unit); the syndicate's document fees (variable); the mortgage penalty if you break a term; the notary's fees for the discharge. Our free valuation puts numbers on all of it before you decide.
