Buying a condo in Mascouche in 2026: townhouses near the station, prices, fees and documents

Buying a condo · Mascouche · QPAREB Q2 2026 figures

A Mascouche condo is a recent townhouse near the terminus station, and it goes in 31 days. Here are the 2026 prices, the sectors, new versus resale and what to read before offering.

Buying a condo in Mascouche in 2026 means buying fast and well prepared: a $362,250 median in the second quarter (+4 % year over year, +47 % in five years), 31 days on market, 94 active listings, in the fastest sector on the North Shore (23 days for a house). Supply is mostly townhouses in divided co-ownership and three- and four-storey buildings built since 2005 in the terminus station and 25-640 interchange neighbourhoods, with low fees and young reserve funds. Repentigny ($334,200, 44 days) and Terrebonne ($381,000, 36 days) are the neighbouring alternatives. The pre-approved buyer who has read the reserve fund study before offering is the one who buys.

The monthly picture is on the North Shore's August 2026 report.

Where to buy: sectors and buildings

The station neighbourhood (around montée Masson and chemin Sainte-Marie) and the 25-640 interchange sector concentrate the 2005 to 2025 townhouses and small buildings: garage, yard, fees of $150 to $300 a month, and an often small syndicate whose budget and fund study must be read. Vieux-Mascouche and the Domaine seigneurial offer a few conversions and small buildings with character. Along montée Masson, the 1990s buildings are the entry level, where the 30-year-old reserve fund is the point to check. Terrebonne (Lachenaie, Urbanova) offers the same product with more choice (125 listings), Repentigny the cheapest condo among the big cities.

New or resale in Mascouche

New construction is very present near the station and the 25: the developer sells townhouses and four- to six-storey buildings with a GCR warranty, taxes extra, GST eliminated up to a million for a first-time buyer, delivery in 6 to 18 months. The resale offers 5- to 20-year-old townhouses, immediate occupancy, lot and fence done, a tax-included price; in a 31-day sector, it negotiates little. For an equal budget, compare the new build taxes included and the resale; the resale often wins on the extras already paid (parking, storage, landscaping). Our page on the certificate of location in Mascouche (in French) explains the case of the builder's certificate that has become outdated.

What to read before making an offer on a condo

The calendar of a condo purchase

  1. Pre-approval before the first viewing, with the condo fees included in the qualification (the lender counts 50 % of them in your ratios); see our mortgage pre-approval guide.
  2. Grouped viewings in two or three comparable buildings, with the list of documents to request.
  3. Conditional offer: inspection (10 days), financing (10 to 15 days) and review of the syndicate's documents (5 to 10 days).
  4. Notary 30 to 60 days after acceptance; condo fees and taxes are adjusted at the occupancy date.
