Selling a house in Anjou or Saint-Léonard in 2026 means selling in a thin, fast market: a $712,500 median for the single-family home in the second quarter (-2 % year over year, +23 % in five years), 33 days on market, only 41 houses active, the smallest stock in the island's east. But the balance of power depends on the range: balanced between $490,000 and $590,000 (9.6 months of inventory, the small houses and semi-detached homes), seller's above $590,000 (6.9 months), where the bungalows and cottages of Saint-Léonard and the Anjou homes near the Galeries sit. The condo ($391,000, 54 days, 143 active) is the island's second cheapest. The blue line extension to Anjou, under construction, is the selling point to put forward. The method: closed sales of the street, a fair price from day one, a full launch.
Anjou and Saint-Léonard (QPAREB sector 16) sold their median house for $712,500 in the second quarter of 2026, -2 % year over year after +23 % in five years, in 33 days, with 41 active listings. The median slips slightly because the sales mix changes (more small houses), not because the same bungalow is worth less. The market is balanced between $490,000 and $590,000 and seller's above, the reverse of most sectors: here, the large Saint-Léonard family home is rare and sells fast, the small house or semi-detached is compared with condos and Montréal-Nord houses. In August, the island sold for $820,000 in 57 days. For a seller, the day-one price is set on the street's closed sales, and the blue line construction (Pie-IX, Viau, Lacordaire, Langelier, Anjou stations) is documented in the listing.

Saint-Léonard is the borough of 1950s to 1980s bungalows and duplexes on straight streets, with Jean-Talon and Viau as its axes, Wilfrid-Bastien park and Le Boulevard: houses over $700,000 go in a month when priced right, because the neighbourhood's families want to stay. Anjou, east of the 25, mixes 1960s bungalows, townhouses and the streets near the Galeries d'Anjou and Roger-Rousseau park; the future Anjou metro is a few streets away.
