Anjou-sur-le-Lac, to the northeast, lines up the most recent houses and condos (1990s to 2010s) around a body of water: the priciest and most requested sector, where closed sales compare with one another. The centre, around avenue des Halles, boulevard des Galeries-d'Anjou and the borough hall, concentrates services and condos, at the median. The south, toward Mercier and Highway 40, offers the most affordable original bungalows, often to enlarge. The west, at the Saint-Léonard limit, is the sector of classic 1960s residential streets. The good deals of 2026: the south's original bungalows and condos between $490,000 and $590,000, the sector's only balanced range.
Anjou sells its houses in a month because the sector's supply is very thin (41 single-family homes active with Saint-Léonard) and east-end families who want a garage and the highways have no alternative on the island. For a buyer, that imposes a pre-approval and an offer built on the street's closed sales. For a seller, the first weekend makes the price. The blue line terminus, planned for 2031 near the Galeries, is the long-term variable: streets within walking distance have appreciation to come, and the sale calendar counts as much as the price.
