Selling a house in Kirkland or Beaconsfield in 2026: the price, the 38 days and the buyer's market above $1.23 million

Selling · Kirkland and Beaconsfield · QPAREB Q2 2026 figures

Thirteen and a half months of inventory above $1.23 million: in Kirkland and Beaconsfield, the seller of a large home has to convince. Here are the 2026 figures, the pricing method and the calendar.

Selling a house in Kirkland or Beaconsfield in 2026 means selling in the expensive part of the sector that rose the least in the region: an $820,000 median for the single-family home in the southern West Island in the second quarter (-2 % year over year, +13 % in five years), 38 days, 325 houses active, but a buyer's market above $1.23 million (13.5 months of inventory), where most Beaconsfield homes and many Kirkland homes sit. The large 1980s to 2000s homes of Kirkland and the Lac Saint-Louis properties in Beaconsfield wait for their buyer, often an anglophone or relocating family comparing with Pointe-Claire, Baie-D'Urfé and Saint-Lazare. The method: the closed sales of the street, a fair price that accepts the 2 % dip, a bilingual and wide launch, and the REM (Kirkland station, western branch without a confirmed date) documented honestly.

The Kirkland and Beaconsfield market in 2026, from the seller's side

The southern West Island (QPAREB sector 1: Pointe-Claire, Dorval, Beaconsfield, Kirkland, Baie-D'Urfé, Sainte-Anne-de-Bellevue) sold its median house for $820,000 in the second quarter of 2026, -2 % year over year and only +13 % in five years, the weakest rise in the entire Montreal region, in 38 days, with 325 active listings. The market belongs to the seller under $1.23 million (1.8 to 5.2 months of inventory) and to the buyer above (13.5 months), where the large homes on Lac Saint-Louis and in Beaconsfield sit. In August, the island sold for $820,000 in 57 days. Kirkland and Beaconsfield sit in the upper part of this sector: homes there often exceed a million, so many fall into the range where the buyer leads and takes their time. Conversely, the rare homes under $900,000 (semi-detached and older cottages in Kirkland, small homes in northern Beaconsfield) go in three weeks.

What makes the price, sector by sector

Beaconsfield, between Lac Saint-Louis and Highway 20, lines up the large 1950s to 1980s homes on wooded lots, around Centennial Park, the golf club and Beaconsfield station; the lakeshore (southern Beaconsfield, Lakeshore Road) is the high end, with the certificate of location to read. Kirkland, north of the 40, offers the large 1980s to 2000s homes on curved streets, around Kirkland park, boulevard Brunswick and the future Kirkland REM station: a market of families compared with Dollard-des-Ormeaux and northern Pointe-Claire. Our pages real estate broker in Kirkland and real estate broker in Beaconsfield detail the sectors.

How we set the price: the method, not the median

The sector median tells you where the market sits, not what your house is worth. Our valuation starts from the closed sales of the last 60 to 90 days on your street and the streets next to it (same type, same era, same lot), adjusts for what differs (finished basement, garage, pool, roof, windows, kitchen), then looks at what is for sale right now at the same price: that is your real competition. Pricing 3 % too high in a 30-day market costs you the first weekend, when viewings concentrate; pricing right produces multiple offers. We show you the comparables, not a promise.

The calendar that works

  1. Weeks -6 to -4: the documents. Certificate of location (order it now if it is outdated or if anything changed: 4 to 8 weeks of lead time), seller's declaration, tax bills, invoices for work done, mortgage statement with the penalty.
  2. Weeks -3 to -1: preparation. Decluttering, small repairs, neutral paint, professional cleaning; a pre-inspection if the house is over 25 years old or has a history.
  3. Launch day, a Thursday: professional photos and video, dedicated page, Centris, targeted campaigns aimed at buyers searching your sector.
  4. The first weekend: grouped viewings, offers on Monday, negotiation of conditions (inspection, financing, occupancy date).
  5. Through to the notary: follow-up on the inspection, the financing conditions and the certificate; the sale is signed 30 to 60 days after acceptance.

Frequently asked questions

How long does it take to sell a house in Kirkland and Beaconsfield?

38 days in median in the southern West Island in the second quarter of 2026; above $1.23 million, inventory is 13.5 months and an overpriced house waits three to six months.

When is the best time to sell in Kirkland and Beaconsfield?

Spring (March to June) is the only real season for a family home over a million in the West Island: relocations and the school start. Fall sells houses at a fair price.

Should you renovate before selling in Kirkland and Beaconsfield?

In a buyer's market above $1.23 million, finishes count (kitchen, bathrooms, windows, roof) because the buyer compares ten houses; but no renovation makes up for a price set too high. We put numbers on the work and the price together.

What does selling cost?

The broker's compensation, agreed in the brokerage contract and payable at the sale; the certificate of location if outdated ($1,200 to $2,500); the mortgage penalty if you break a term (three months of interest or the interest rate differential); the notary's fees for the discharge. Our free valuation puts numbers on all of it before you decide.
