Real estate broker · Beaconsfield · QPAREB Q2 2026 figures
The town of the lake and the large lots, where the high end negotiates: Beaconsfield's 2026 figures and how we sell and buy there.
In Beaconsfield, in the QPAREB's West Island South sector (with Pointe-Claire, Dorval and Baie-D'Urfé), the median single-family home sold for $820,000 in Q2 2026 (-2 % year over year, +13 % in five years) in 38 days; in Beaconsfield itself, a town of large lots, 1950s-to-1970s houses and waterfront properties on Lac Saint-Louis, prices sit above the sector median. The market belongs to the seller up to $1.23 million and to the buyer above (13.5 months of inventory), which affects a good share of the town's houses. Two exo Vaudreuil-Hudson line stations (Beaurepaire, Beaconsfield) lead downtown. An anglophone, residential, calm town where we sell to established families and West Island executives.

The lakefront (southern Beaconsfield, Lakeshore, Beaurepaire village) is the market of waterfront and large properties, well above $1.23 million, where the buyer has time. The centre, between the lake and Highway 20 (Beaconsfield Heights, Elm, Woodland), lines up the 1950s-to-1970s houses on large lots that make the volume, at or above the sector median. North of the 20, toward Centennial Park and Kirkland, offers the town's most accessible 1960s and 1970s cottages. The good deals of 2026: large lakefront houses listed for more than 60 days, and the centre's original houses to renovate.
Beaconsfield shares the sector with Pointe-Claire and Dorval, but its market sits higher: a good share of its houses exceed $1.23 million, the threshold beyond which inventory reaches 13.5 months and the buyer leads. Below that threshold, the centre's and the north's cottages go in a month to West Island families. The sector gained only 13 % in five years, the least on the island: the seller of a large property prices on the last three sales of the street and prepares distribution outside the west (Toronto, international); the buyer regains leverage on the lake for the first time since 2020.

Yes: large lots, lakefront, two stations, English and French schools, a calm and safe town. The high entry price, the weak five-year price gain and the mandatory car are the trade-offs.
On verifiable proof: closed sales in the sector, the team's ranking, public reviews and the OACIQ licence. Our page real estate broker in Montreal lists the seven questions to ask before signing.
