The condo ($345,000, 36 days, 135 active) is the island's cheapest. Rivière-des-Prairies sells its 1980s to 2000s homes on the river and near the 40; Pointe-aux-Trembles its bungalows and its riverfront homes, with the Mascouche train station. The method: closed sales of the street, a fair price from day one, a full launch that also targets Repentigny and Laval.
Pointe-de-l'Île (QPAREB sector 18: Rivière-des-Prairies, Pointe-aux-Trembles and Montréal-Est) sold its median house for $577,500 in the second quarter of 2026, +4 % year over year and +37 % in five years, in 31 days, with 179 active listings, the widest choice of houses in the island's east. The market is the seller's in every range, without the tipping seen in Montréal-Nord above $460,000: here, the 1980s to 2000s homes of Rivière-des-Prairies sell as well as the bungalows of Pointe-aux-Trembles. In August, the island sold for $820,000 in 57 days. For a seller, with 179 competitors, the day-one price and the presentation make the difference between three weeks and two months; the buyer compares with Repentigny ($580,000), just across the Le Gardeur bridge.
