What it changes when selling or buying a condo in Montreal

To sell a condo in Montreal, aiming for the peak means listing before it: a unit put on the market at the end of March or early April gets its showings during the weeks with the most buyers, and the accepted offer lands in May. Condos have two clienteles that do not share a calendar: the first-time buyer, who looks in spring like everyone else, and the buyer who sells a house to downsize into a condo, who buys once the house is sold, often in summer or fall. The best-paying month is not necessarily the busiest: in October, condos go 1.6% above trend, while the sales peak is in May. For a buyer, January and the winter months offer less competition, sellers paying condo fees on an empty unit since the fall, but also less choice.
