In mid-September 2026, the best insured 5-year fixed mortgage rate in Canada is 4.09% (Ratehub survey of 11 September), obtained through a broker channel. Among the large institutions, the lowest 5-year fixed specials read on 13 September are Desjardins and Manulife at 4.69% (Manulife 4.39% insured, CIBC 4.59% high ratio), and the lowest variable is RBC at 3.98%; the broker lender Multi-Prêts posted 4.29% on 5 years and a 3.50% variable on 14 September. The benchmarks: policy rate at 2.25% (held on 2 September, next decision 28 October), posted 5-year conventional at 6.09%, stress test at the higher of 5.25% or the rate plus 2 points. On $400,000 amortized over 25 years, the gap between the 6.09% posted rate and 4.09% negotiated is about $460 a month. The best rate is obtained by comparing several lenders, with a pre-approval that locks the rate for 90 to 120 days. Rates change without notice: the date each figure was read is stated.
