Fourteen cities, a $311,000 gap, the REM and the metro: here is how to choose the family city on the South Shore by budget, commute and what you want on foot.
The best city for a family on Montreal's South Shore in 2026 depends on the budget and the commute: under $600,000, Saint-Jean-sur-Richelieu ($509,000 median house), Châteauguay ($525,000, the Mercier bridge) and Saint-Constant-Delson ($620,000 for the sector, the exo station) offer the cheapest family home; between $600,000 and $700,000, Saint-Hubert ($602,500, station, DIX30 next door), Longueuil ($623,000, 21 days, metro), Sainte-Julie-Varennes ($630,000, 22 days, Mont Saint-Bruno) and Beloeil-Mont-Saint-Hilaire ($650,000, the Richelieu, the train); above, Chambly ($727,000, the basin), Boucherville-Saint-Bruno ($800,000, 20 days, the region's shortest delay), Brossard ($803,000, the REM) and Candiac-La Prairie ($820,000, exo station) are the established family suburbs. The South Shore sells in 30 days (37 in August) with 28 % more listings: choice is back.
The South Shore sold its median house for $648,500 in the second quarter of 2026 (+2 % year over year, +39 % in five years) in 30 days; in August, $655,000 in 37 days with 3,703 listings (+28 %), a seller's market in every range that is rebalancing. For a family, the question is the city: the fourteen cities run from $509,000 to $820,000, from 20 to 39 days, and do not offer the same access to Montreal (REM in Brossard, metro in Longueuil, trains in Candiac, Saint-Hubert and Mont-Saint-Hilaire, the Champlain, Jacques-Cartier and Mercier bridges and the tunnel). Saint-Jean-sur-Richelieu is the South Shore's gateway, a real city with its Vieux-Saint-Jean on the Richelieu, a CEGEP, a hospital and Highway 35: the cheapest family home ($509,000) and the cheapest condo ($350,000), 35 kilometres from the Champlain bridge. Châteauguay offers 1960s to 1980s bungalows, Lac Saint-Louis and the Mercier bridge to LaSalle, with 302 houses active, the west's widest choice. Saint-Constant, Delson and Sainte-Catherine add the exo station and newer homes around $620,000.
Saint-Hubert and Vieux-Longueuil are the family cities closest to Montreal: the Longueuil metro, the Brossard REM fifteen minutes away, the river and Marie-Victorin park, Charles-Le Moyne hospital and Cégep Édouard-Montpetit, with homes that go in 21 to 29 days. Sainte-Julie and Varennes offer family neighbourhoods at the foot of Mont Saint-Bruno, with the 20 and the 30, and sell in 22 days. Beloeil and Mont-Saint-Hilaire add the Richelieu, Mont Saint-Hilaire and the Mont-Saint-Hilaire train.
Chambly sells the basin, the fort and the canal at $727,000. Boucherville and Saint-Bruno are the east's established family suburbs, with the islands, the mountain, the tunnel and the region's shortest delay (20 days): the resale there is the safest. Brossard offers the REM, DIX30 and planned family sectors (P, S, L); Candiac and La Prairie, the exo station, Square Candiac and cities planned since the 1950s. The seller leads in every range in these four sectors.
With $550,000, a family buys in Saint-Jean or Châteauguay on the South Shore, in Fabreville in Laval ($547,500) or in Terrebonne ($583,500) and Saint-Jérôme ($573,000) on the North Shore. With $650,000, Sainte-Julie or Longueuil compare with Sainte-Rose in Laval ($649,500) and Mirabel ($657,000). With $800,000, Boucherville, Brossard and Candiac compare with Blainville ($800,000) and the West Island ($820,000).
