Best real estate broker in Sherbrooke: what can actually be verified

Choosing · Sherbrooke · QPAREB Q2 2026 figures

"Best broker" is not a title, it is a list of things you can check. Here are the seven, and where to check them yourself in three clicks.

The best real estate broker in Sherbrooke is the one who knows the gap between the sectors, not just the city median. The median house sold at $460,000 in the second quarter of 2026, up 7% over one year and 76% over five years, in 23 days, with 285 houses actively listed and a seller's market in the common price ranges. Behind that single figure: $430,000 in Fleurimont, $457,750 in Brompton, Rock Forest, Saint-Élie and Deauville, where choice is widest and the timeline drops to 21 days, and $491,000 in Les Nations, which covers the Vieux-Nord and the centre. A broker who quotes you the city median to price your street is not doing the job. What you can verify before signing: the licence on the OACIQ register, closed sales in your sector, detailed public reviews, and a written pricing method.

What a good broker has to know about Sherbrooke

Sherbrooke is not one market, it is several. The city median is $460,000, but Fleurimont sells at $430,000 and Les Nations at $491,000, a $61,000 gap between two sectors of the same city. The Brompton, Rock Forest, Saint-Élie and Deauville sector offers the widest choice and sells in 21 days, two days faster than the municipal average. A broker who works Sherbrooke seriously can tell you which of those markets is yours before talking price.

The second fact few people measure: the 76% increase over five years. That means comparables from even two years ago are unusable, and the municipal assessment roll lags even further behind here than elsewhere. A broker who prices on the municipal assessment in Sherbrooke is necessarily wrong.

Third fact: the Université de Sherbrooke and the CHUS change the equation on plexes and on certain sectors. Rental demand there is structural, which is not the case everywhere in the Eastern Townships.

The seven criteria for judging a broker, in Sherbrooke as anywhere

  1. A valid, verifiable licence. The OACIQ register is public and free. The name, licence number, agency and disciplinary history are there in ten seconds.
  2. Closed sales in your sector. Not listings, closed sales. And in your precise sector, not in the city generally.
  3. A written pricing method. On which comparable sales, from which streets, from which months. A price without a method is an opinion.
  4. Public, detailed reviews. The count matters less than the content: one review that tells the story of a transaction is worth ten one-liners.
  5. A written marketing plan. Photos, video, distribution, schedule, budget. Before you sign, not after.
  6. Transparency on compensation. The rate, what it covers, and what is added. Ours is published: 5%, all in (French).
  7. Real availability. Who answers when you call on a Tuesday at 7 p.m., and how fast.

Proof you can check, not slogans

Anyone can write "best broker" on their website. Here is what you can verify about us yourself, without calling:

What we do differently in Sherbrooke

We publish before we sell. Our difference is not a slogan, it is a method: we publish median prices by sector, real timelines, tax grids and free calculators. You arrive at the meeting already knowing what your sector is worth.

Price is documented, not guessed. Three closed comparable sales from your sector, with dates and the differences explained. If we cannot find three serious comparables, we tell you instead of inventing a number.

Service is bilingual. Sherbrooke and the Eastern Townships have a real English-speaking community, Lennoxville in particular. Our documents and our pages exist in both languages.

The seven questions to ask before choosing, in Sherbrooke

  1. What are your last three closed sales in my sector, with dates?
  2. Which comparable sales set my price, and why those ones?
  3. What is your marketing plan, in writing, with the schedule?
  4. What exactly is your compensation, and what is added to it?
  5. Who answers when I call, and how quickly?
  6. What happens if the property does not sell within the expected timeline?
  7. May I see the brokerage contract before the signing appointment?

A broker who hesitates on any of those seven has already answered you.

Frequently asked questions

What is the commission rate in Sherbrooke?

No rate is set by law or by the OACIQ: compensation is freely negotiated in the brokerage contract. In Quebec practice it generally runs from 4% to 6%, plus taxes. Ours is published: 5%, all in (French).

How long does it take to sell in Sherbrooke?

Twenty-three days median for a house in the second quarter of 2026, and 21 days in the Brompton, Rock Forest, Saint-Élie and Deauville sector. A property priced at its sector's level gets its offers quickly; an overpriced one sits and eventually sells for less.

Do you need a broker who lives in Sherbrooke?

What matters is not the broker's address, it is their closed sales in your sector and their grasp of the gaps between Fleurimont, Les Nations and Rock Forest. Ask for the sales, not the postal code.

How do you check that a broker is in good standing?

The OACIQ register of licence holders is public, free and searchable online. It shows the licence, the agency and the disciplinary history. That is the first thing to do, before the first call.
