Brossard-Saint-Lambert (QPAREB sector 42) sells the median house for $803,000 in the second quarter of 2026 (+2 % year over year, +26 % in five years) in 41 days, and the condo for $404,000 (-3 %) in 50 days with 524 listings; downtown Laval (sector 19: Chomedey, Laval-des-Rapides, Pont-Viau) sells the house for $637,500 (+4 %, +32 %) in 32 days and the condo for $420,000 in 60 days with 397 listings and a buyer's market between $530,000 and $630,000. The choice: $165,500 more for the Brossard house (with Saint-Lambert in the median), the REM and the schools; the house 25 % cheaper and the metro in Chomedey; the condo to negotiate on both sides.
Brossard-Saint-Lambert is $165,500 more expensive for a house ($803,000 vs $637,500), because Saint-Lambert and Brossard's L, P and S sectors pull the median up, and because the REM added a premium; Chomedey sells 1950s to 1970s bungalows and more modest cottages. For condos, the two are even ($404,000 vs $420,000), with a 3 % dip in Brossard where the stock (524) is the South Shore's largest, and a buyer's market in Laval between $530,000 and $630,000. In five years, Chomedey rose more (+32 % vs +26 %).

Chomedey sells its houses in 32 days, Brossard-Saint-Lambert in 41; both are seller's markets for houses in every range (Brossard up to $1.2 million and beyond, 7.8 months). For condos, both are slow (50 and 60 days) and well supplied (524 and 397 listings): the condo buyer negotiates on both sides, especially in the large units of Laval's towers (buyer's market between $530,000 and $630,000) and in Brossard's new deliveries near the REM.

Brossard has the REM (Brossard, Du Quartier, Panama), Quartier DIX30, Mail Champlain, the Champlain bridge, Parc de la Cité, the Bell Sports Complex, and a diverse, bilingual population, with Saint-Lambert and its station right next door. Chomedey has the Montmorency, De la Concorde and Cartier metros, Centropolis, Carrefour Laval, Place Bell, Collège Montmorency and the Université de Montréal campus, the Centre de la nature at its edge, the Jewish Rehabilitation Hospital, and an equally diverse population. Both are lived without a car around the REM and the metro, by car elsewhere.
