Central Laval, as the QPAREB defines it, groups Chomedey, Laval-des-Rapides and Pont-Viau: the only Laval sector with the metro (Montmorency, De la Concorde, Cartier), the Carrefour Laval, the Centropolis, Place Bell, Collège Montmorency and the city's largest condo market. In Q2 2026 the single-family home sold there for $637,500 (+4 % year over year, +32 % in five years) in 32 days, and the condo for $420,000 (flat) in 60 days, with 397 active listings: a seller's market below $530,000 in condos, a buyer's market between $530,000 and $630,000. It is urban Laval, the Laval of towers near the metro and Chomedey's bungalow streets, where our two Laval listings are.

The character of Chomedey, Laval-des-Rapides and Pont-Viau

Chomedey is Laval's historic and commercial heart: boulevard Saint-Martin, the Carrefour Laval, the Centropolis, streets of 1950s-to-1970s bungalows and cottages on large lots, and a multicultural population with well-established Greek, Lebanese, Armenian and Haitian communities. Laval-des-Rapides, around Montmorency and De la Concorde stations, became in fifteen years the neighbourhood of condo towers and projects like Urbania, with Collège Montmorency, the Université de Montréal's Laval campus and Place Bell. Pont-Viau, to the south, near Cartier station and the Rivière des Prairies, keeps the sector's most affordable duplexes and post-war houses, one bridge from Ahuntsic.

The neighbourhoods, and what sets them apart

Southern Chomedey, between Saint-Martin and the river (Souvenir, Cartier West), lines up the sector's finest houses, above the median; northern Chomedey, toward Highway 440, offers the family bungalows at the median. Laval-des-Rapides splits between the towers of the Montmorency area (recent condos, the largest choice) and the older residential streets toward De la Concorde. Pont-Viau, around Cartier station and boulevard des Laurentides, is the entry sector, with duplexes and small houses. Getting around

Laval's three orange-line stations, Montmorency (terminus), De la Concorde and Cartier, are all in the sector; De la Concorde is also an exo Saint-Jérôme line station. The Montmorency terminus is the STL bus hub. Highways 15, 13 and 440 cross Chomedey; the Viau and Lachapelle bridges lead to Ahuntsic-Cartierville. It is the only Laval sector where you can live without a car.

Parks, leisure and shops

The Centre de la nature is next door (Saint-Vincent-de-Paul); in the sector, Parc Bernard-Landry, the Centropolis with its restaurants and venues, Place Bell (arena and shows), the Cosmodôme and the Rivière des Prairies banks in Pont-Viau. The Carrefour Laval and boulevard Saint-Martin are the whole city's commercial hub; boulevard des Laurentides and boulevard Cartier have the neighbourhood shops.

Schools, health and services

The sector falls under the Centre de services scolaire de Laval and the Sir Wilfrid Laurier School Board; Collège Montmorency and the Université de Montréal's Laval campus are in Laval-des-Rapides. The Jewish Rehabilitation Hospital is in Chomedey; the Cité-de-la-Santé hospital, in Vimont, is Laval's general hospital. Central Laval has the Cartier arena, neighbourhood pools and the Multicultural library.

The real estate market in central Laval in 2026

Central Laval is the only sector of the city where the condo dominates: 397 active listings, a $420,000 median flat year over year (+31 % in five years) and 60 days on market, Laval's longest. The market belongs to the seller below $530,000 (1.7 to 5.0 months of inventory) and tips toward the buyer between $530,000 and $630,000 (10.1 months), where the large condos of the Montmorency towers are. The single-family home ($637,500, +4 %, 32 days, 174 listings) remains a seller's market, especially in southern Chomedey.

For those who want the metro on foot, a recent condo with services and the Centropolis downstairs; for families looking for a bungalow with a lot in Chomedey one bridge from Montreal; for first-time buyers targeting Pont-Viau. Less so for those who want calm and nature: central Laval is urban, noisy on its boulevards, and its large condos are negotiable.
