Brossard or Longueuil: where to buy on the South Shore in 2026?

Comparison · South Shore

The REM on one side, the metro on the other; $803,000 against $623,000; 41 days against 21. Two neighbouring cities, two opposite markets in 2026.

Brossard and Longueuil are the two gateways to the South Shore, and they are nothing alike. Brossard, APCIQ sector 42 with Saint-Lambert, posted in the second quarter of 2026 a single-family median of $803,000, 41 days on market and 866 active listings, with the REM, the DIX30 and Solar Uniquartier as drivers. Vieux-Longueuil sold at $623,000 in 21 days, with 36% growth in five years, and Saint-Hubert remains the cheapest door into the agglomeration at around $520,000. Longueuil is therefore cheaper and twice as fast; Brossard offers more choice and the REM. The right choice depends on budget, transit (REM or metro) and the type of neighbourhood you want.

Brossard: choice and the REM, at a premium

With 866 active listings, Brossard is the market where buyers compare the most and sellers negotiate the most: 41 days on market on average, against 20 in Boucherville at the same price. The lettered sectors (streets in A, B, C… up to the new neighbourhoods of Solar Uniquartier) form as many micro-markets, and proximity to a REM station is paid in the price. It is also the most multicultural city on the South Shore and the one with the most new condo supply. See best realtor in Brossard and buying a condo in Brossard.

Longueuil: three cities in one, cheaper and faster

Vieux-Longueuil sells in 21 days around $623,000, with the metro and the heritage streets around Saint-Charles. Saint-Hubert remains the cheapest door into the agglomeration, around $520,000, with family neighbourhoods and Michel-Chartrand Park. Greenfield Park, a bilingual village, trades in between. The market is thinner, therefore more nervous: a property at the price of closed sales goes in multiple offers; a property tested too high sells anyway, but for less. The calculation by profile

Budget under $650,000: Longueuil, without hesitation; in Brossard, that budget mostly leads to a condo. Working downtown: Brossard's REM and Longueuil's metro are equivalent; the REM is faster to the centre, the metro serves the east better. House with a yard: Saint-Hubert and Vieux-Longueuil offer more under $700,000; Brossard, above. Resale in ten years: Vieux-Longueuil gained 36% in five years against 26% for the Brossard and Saint-Lambert sector, but Brossard starts higher and the REM supports demand.
