While everyone watches houses fly off the market, the Brossard condo has quietly switched sides. Falling prices, longer delays, swelling inventory: in the second quarter of 2026, all four indicators point the same way, and it is the buyer's way.
According to the APCIQ barometer for the second quarter of 2026, condominiums in the Brossard/Saint-Lambert sector sold at a median of $404,000, down 3% year over year, with an average of 50 days on market, up 10 days, 259 sales down 8% and 524 active listings up 18%. Fewer sales, more choice, receding prices and longer delays: the Brossard condo has moved into a buyer's market, an exception in a sector where single-family homes hold at $803,000. The main cause: the continuous delivery of new towers around DIX30 and Solar Uniquartier, competing directly with resales. For a buyer this is a window: real negotiation, inspection and financing conditions back on the table, time to compare. Any one number could be a quarterly accident. The four together tell a shift: fewer buyers competing for more condos, selling for less and slower. Over twelve months the median holds at $417,500, confirming the pullback is recent, and so is the window.
The contrast with houses is striking: in the same sector, same quarter, single-family homes sold at a median of $803,000 in 41 days, up 2%. Two markets, two balances of power, one city.

The main cause is visible from Highway 10: the towers still being delivered around DIX30 and Solar Uniquartier. Every delivery adds dozens of units to supply, often with developer incentives. A Brossard resale seller no longer competes only with other units in the building: they compete with new projects offering parking, rebates or frozen fees for year one.
Add the Bill 16 effect: since August 2025, condo buyers have become far more demanding about syndicate finances, as we explain in our article on Bill 16 and the reserve fund. Buildings with underfunded reserves sell slower, and that weighs on the segment's averages.
The REM cuts both ways: it supports underlying demand for the sector, but it also justified the construction wave creating today's surplus.

Conditions favour the buyer in Q2 2026: median at $404,000 down 3%, 50 days on market up 10, inventory up 18% and sales down 8% according to the APCIQ. Concretely that means choice, time to compare, inspection and financing conditions back, and real negotiating room. Over five years the segment is still up 29%: the shift is a supply cycle tied to new deliveries, not a demand collapse.
The median for the Brossard/Saint-Lambert sector was $404,000 in Q2 2026, down 3% year over year, and $417,500 over twelve months. For comparison, single-family homes in the same sector sold at a median of $803,000. Spreads between buildings remain wide depending on age, fees, reserve fund health and REM proximity: a valuation using comparables from the same building remains essential.
Mostly supply: continuous deliveries of new towers around DIX30 and Solar Uniquartier add units that compete directly with resales, often with developer incentives. Add buyers' increased scrutiny of syndicate finances since Bill 16. Result: 50 days on market versus 41 for houses in the same sector, and a balance of power that has moved to the buyer's side.
New offers warranty, customization and incentives; resale offers established location, known condo fees, a verifiable syndicate history and real negotiating room in today's market. In both cases, the co-ownership's financial documents are checked before the offer, and for resale, the 2026 context allows conditions the market refused three years ago.
