For a first-time buyer, Ville-Marie is the way in: $140,000 less on the median condo, $597 a month and $28,000 less in down payment. But The Plateau sells faster despite its price: its stock is in higher demand, and that is where time runs out; Ville-Marie leaves more days to decide. For a hesitating tenant, rent settles it: Ville-Marie is the cheaper to rent, and renting costs $339 a month less than owning in Ville-Marie. For a seller in Le Plateau-Mont-Royal, the matchup says where their buyers go when the price climbs too high; for a seller in Ville-Marie, that the buyer pool also comes from next door. The median rent comes from Centris leases of the past twelve months in the same territory, condo fees from sold listings. The owner's monthly cost assumes 20% down, 25 years, the 2026 average contracted rate (4.14%), plus median condo fees and taxes; the gross yield divides annual rent by the median price; the break-even counts the years before owning becomes cheaper than renting, at 2% appreciation a year, buying and selling costs included. A borough without known rent has none of those lines. The median price compares different stocks: a new two-bedroom condo and a 1980s three-and-a-half do not cost the same in the same neighbourhood.
