Twenty-eight days and 56 % more supply: in Beloeil as in Mont-Saint-Hilaire, the condo sells fast but the buyer has regained choice. Here are the prices, the buildings, the fees and the method.
Buying a condo in Beloeil or Mont-Saint-Hilaire in 2026 means buying in a fast market where supply has just recovered: a $409,500 median in the second quarter (+5 % year over year, +44 % in five years), 28 days on market, and 94 active listings, 56 % more than a year ago, in the recent buildings near the 20 and Mail Montenach in Beloeil, near the 116 and old Mont-Saint-Hilaire, and along the Richelieu on both banks. The buyer is a Richelieu valley first-time buyer who cannot follow the house ($650,000, 23 days) or a retiree who sells their mountain home and wants the river view: the condo is the entry door at about $2,010 a month for $409,500 with 5 % down.
Beloeil-Mont-Saint-Hilaire (QPAREB sector 47) sold its condos for $409,500 in median in the second quarter of 2026, +5 % year over year and +44 % in five years, in 28 days (28 over twelve months), with 94 active listings (+56 %). Sainte-Julie-Varennes ($391,000, 28 days) and Chambly ($412,500, 28 days) are the neighbours; Boucherville-Saint-Bruno sells its condo for $500,000 in 35 days; the whole South Shore, $403,000 in 39 days. In Beloeil, the recent buildings near the 20, Mail Montenach and the Beloeil exo station offer units with an elevator and indoor parking, above the median; old Beloeil and the streets near the Richelieu have small buildings and conversions with a view of the river and the mountain, on few comparables. In Mont-Saint-Hilaire, the buildings near the 116 and the exo station sell neighbourhood condos to first-time buyers, and the rare buildings of old Mont-Saint-Hilaire and the waterfront sell the view to retirees. McMasterville, in between, has the sector's cheapest condos near its station. In the 1990s to 2010 buildings, the reserve fund and the Bill 16 study are to be read before the offer.
New construction is rare in this sector and concentrated in a few recent buildings: the developer sells with a GCR warranty, taxes extra, delivery in 12 to 24 months, and the GST is eliminated on new homes up to a million for a first-time buyer. The resale offers immediate occupancy, a building whose five years of minutes can be read, and a tax-included price.
