Fifty-seven days, the west's slowest condo, in a city of cottages: in Dollard-des-Ormeaux and Pierrefonds, the condo buyer negotiates. Here are the 2026 prices, the buildings and what to read before offering.
Buying a condo in Dollard-des-Ormeaux or Pierrefonds in 2026 means buying in the slow segment of the northern West Island: a $418,500 median in the northern West Island in the second quarter, 57 days on market, the west's longest, 196 active listings, in a sector of houses ($760,000, 502 active) where the condo is the exception. Supply runs from the 1980s to 2000s buildings along boulevard des Sources and boulevard Saint-Jean to the townhouses of western Pierrefonds and the recent projects near the Sunnybrooke and Roxboro-Pierrefonds stations (Deux-Montagnes line). The condo there costs $99,000 less than in the southern sector ($517,500) and $64,500 less than on the whole island: the bilingual, pre-approved buyer who reads the reserve fund and negotiates in a 57-day market has the advantage.
The northern West Island (QPAREB sector 2: Dollard-des-Ormeaux, Pierrefonds-Roxboro, Île-Bizard, Sainte-Geneviève) sold its condos for $418,500 in median in the second quarter of 2026, in 57 days, with 196 active listings, while its houses sold for $760,000 in 42 days with 502 listings. The condo is the product of DDO retirees selling their cottage and of first-time buyers who want to stay in the west under $450,000; supply is limited to the commercial arteries and the stations, and the delay leaves time to compare. In Dollard-des-Ormeaux, the buildings concentrate along boulevard des Sources and boulevard Saint-Jean, near the Civic Centre and the Marché de l'Ouest: three- and four-storey buildings from the 1980s to 2000s, often with a pool, whose 30-year-old reserve fund is the point the buyer checks with the Bill 16 study. In Pierrefonds, the townhouses and recent buildings of western Pierrefonds, near boulevard de Pierrefonds and the future Anse-à-l'Orme REM station, and the buildings near the Sunnybrooke and Roxboro-Pierrefonds stations, are the newer product; Roxboro and the Rivière des Prairies shore have a few condos with a view, whose certificate of location is read for the flood zone. Saint-Laurent ($482,290, Bois-Franc REM) and Pointe-Claire ($517,500) are the pricier alternatives.
New construction is rare in the northern sector: a few projects in western Pierrefonds and near the stations, with a GCR warranty, taxes extra, GST eliminated up to a million for a first-time buyer, delivery in 12 to 24 months. The resale is almost all the supply: 20- to 40-year-old buildings in DDO, 10- to 25-year-old townhouses in Pierrefonds, immediate occupancy, tax-included price.
