Buying a condo in Saint-Constant, Delson or Sainte-Catherine in 2026: $395,000, 31 days, the exo stations and twice the choice

Buying a condo · Saint-Constant · QPAREB Q2 2026 figures

Twice as many condos for sale as a year ago and three exo stations: in the South Shore's southwest, the condo buyer has regained the choice. Here are the prices, the buildings, the fees and the method.

Buying a condo in Saint-Constant, Delson or Sainte-Catherine in 2026 means buying in the South Shore sector where condo supply grew the most: a $395,000 median in the second quarter (+8 % year over year, +56 % in five years), 31 days on market, and 76 active listings, more than double a year ago (+138 %), thanks to the recent deliveries near the 30 and the exo stations of the Candiac line. The buyer is a first-time buyer who wants the train downtown without Candiac's price ($450,000) or a retiree who sells their Delson bungalow: the condo is the entry door to the South Shore's southwest at about $1,940 a month for $395,000 with 5 % down, and for the first time in years, there is choice.

The condo market in Saint-Constant in 2026

The sector's house sells for $620,000 in 38 days: the $225,000 gap explains the demand for the condo. The monthly picture is on the South Shore's August 2026 report.

Where to buy: sectors and buildings

In Saint-Constant, the recent buildings between the 30 and the exo station offer units with an elevator, indoor parking and sometimes a pool, above the median, and are compared with the new units still on sale next door: that is where the choice and the negotiation are. In Sainte-Catherine, the buildings near the station, the 132 and the RécréoParc sell neighbourhood condos and a few units with a river view. In Delson, the small 1990s to 2010 buildings near the station sell the sector's cheapest condos, without elevator. The co-ownership townhouses of the recent sectors are compared with each other, with the garage and the yard.

New or resale in Saint-Constant

New construction has been abundant in this sector for two years, near the 30 and the stations: the developer sells with a GCR warranty, taxes extra, delivery in 12 to 24 months, and the GST is eliminated on new homes up to a million for a first-time buyer. The resale offers immediate occupancy, a building whose five years of minutes can be read, and a tax-included price. For an equal budget, compare the new build taxes included with the resale: the difference often pays for the parking and storage the new build charges as extras. Our page on reselling a new condo explains what a new condo is worth at resale.

What to read before making an offer on a condo

The calendar of a condo purchase

  1. Pre-approval before the first viewing, with the condo fees included in the qualification (the lender counts 50 % of them in your ratios); see our mortgage pre-approval guide.
  2. Grouped viewings in two or three comparable buildings, with the list of documents to request.
  3. Conditional offer: inspection (10 days), financing (10 to 15 days) and review of the syndicate's documents (5 to 10 days).
  4. Notary 30 to 60 days after acceptance; condo fees and taxes are adjusted at the occupancy date.

Frequently asked questions

Is it a good time to buy a condo in Saint-Constant?

Yes for a buyer: 76 listings (+138 %) give the choice for the first time in years, and 31 days on market leave time to read the documents. The price is set on the building's closed sales, and the new construction next door serves as a ceiling.

How much does a condo cost in Saint-Constant in 2026?

$395,000 in median in the second quarter of 2026: less in Delson and in the 1990s buildings, more in the recent buildings near the 30 with an elevator and a pool. Condo fees run from $200 to $500 a month depending on the amenities.

Is it better to buy a new or a resale condo in Saint-Constant?

The resale in a sector where new construction abounds: the new units still on sale next door cap the price, and the resale offers immediate occupancy, readable documents and a tax-included price. New construction if you want the warranty and a recent building, comparing taxes included and with the GST eliminated up to a million for a first-time buyer.

Which documents should you request before buying a condo?

The declaration of co-ownership and the by-laws, the financial statements and the budget, the reserve fund study (Bill 16), the minutes of the last three meetings, the certificate of location of the private portion, the syndicate's insurance certificate and the condo fee statement. We request them for you before the offer.
