The cheapest condo on the North Shore, in a real city with a CEGEP and a terminus station: $315,000 in 33 days. Here are the sectors, new versus resale, the fees and what to read before offering.
Buying a condo in Saint-Jérôme in 2026 means buying the cheapest condo on the entire North Shore: a $315,000 median in the second quarter (-2 % year over year, +45 % in five years), 33 days on market, 96 active listings, in a real city with a CEGEP, a university, a regional hospital, a downtown and a terminus station. Supply runs from the conversions and small buildings of downtown to the recent buildings of Bellefeuille and rue de Martigny, with the P'tit Train du Nord trail at the door. A Saint-Jérôme condo costs $168,000 less than one on the island and $113,000 less than one in Laval. For a first-time buyer, a student turned owner or a remote worker who wants the Laurentians, it is the entry point; the pre-approved buyer who reads the reserve fund has the advantage.
Saint-Jérôme sold its condos for $315,000 in median in the second quarter of 2026, -2 % year over year after +45 % in five years, in 33 days, with 96 active listings. The slight dip contrasts with the house (+12 % year over year, the region's strongest rise): the Saint-Jérôme condo is a market of first-time buyers and investors, sensitive to rates, where the supply of older downtown buildings weighs on the median. Downtown and Vieux-Saint-Jérôme (around the cathedral, rue Labelle and the station) concentrate the conversions, the small buildings and a few recent projects, within walking distance of the CEGEP, the station square and the P'tit Train du Nord: the entry level, with small syndicates and reserve funds to read carefully in buildings over 25 years old. Bellefeuille, west of the 15, and rue de Martigny sell the three- and four-storey buildings of the 2000s to 2020 near the shops and the hospital, at or above the median. Lafontaine and Saint-Antoine have few co-ownerships. Blainville ($428,500) and Mirabel ($459,900) are the pricier alternatives, closer to Montreal.
New construction exists near the hospital, in Bellefeuille and downtown (four- to six-storey projects), with a GCR warranty, taxes extra, GST eliminated up to a million for a first-time buyer, delivery in 12 to 24 months. The resale dominates and stays affordable: a renovated two-bedroom downtown can be found under $300,000, a recent three-bedroom in Bellefeuille around $350,000 to $400,000. In a 33-day market where the median dips slightly, an offer conditional on the documents and the inspection negotiates.
