Downtown and Old Saint-Jérôme, around the cathedral and the station, mix old houses, plexes and condos, at or below the median, with the most supply and the investors' market. Bellefeuille, west of Highway 15, is the sector of 1970s-to-2000s family houses and recent developments, at or above the median; our listing at 1000 22e Avenue shows the duplex entry level. Lafontaine, to the north, offers bungalows and country houses below the median; Saint-Antoine, to the south, lines up 1980s-to-2010s houses near the highway. The good deals of 2026: downtown plexes and condos listed for more than 45 days, and Lafontaine houses to renovate.
Saint-Jérôme started from the North Shore's lowest price and offers a real city at the gateway to the Laurentians: when Blainville passed $700,000 and Laval $600,000, families and remote workers converged here, hence +59 % in five years and +12 % in the last year alone, the region's strongest. At $573,000 it still sits below the North Shore median, and houses go in 33 days below $820,000. Above, the market is balanced (8.9 months): a seller of a large house prices on the street's closed sales, and a buyer has time. Condos, the North Shore's cheapest at $315,000, draw first-time buyers and investors.
